    villa Lagenda is near to Tmn Gemilang Permai. Construction is running now. Orange villa definitely out of my choice. the entrance and the road too narrow, looks very congested.

    what is BM & alma advantage? (compared to raja uda, tambun…etc)
    I stay in Island, considering moving out because too expensive :(.

    Alma is part of BM.
    Price in BM depends on Area.

    New Houses near Jln SBK is consider one of the most expensive house in BM (psf). New housing area such as Gemilang Permai and Villa Lagenda, their semi D already >1.1m. Plus point for these 2 projects are GnG concept with low density, easy assess to North South highway, Penang Bridge, Jusco and Autocity. Less jam compare to Serene Homes and Orange villa.

    This project (serene Homes), the min price for zero lot is RM888,000. Orange villa is another housing are that u may consider. But these 2 projects a bit far from highway and the road near SBK quick jam expecially during working hour (hopefully after complete the road extension, it will be better).

    How about Alma? Ya, its one of the fast growing area in BM. Price is reasonable. Its good to buy for own stay if want to own bigger house with cheaper price. The concept is good. But the negative points is the location. Bit ourskirt area. Traffic +++, Near to 2nd Penang bridge? Not really. Near to Highway? Not really.

    Mainland – you could afford to setup home in a more tranquil, spacious, and peaceful adobe, as well as a landed gated enviroment.
    Roads in BM has and is changing rapidly with the almost completed web of flyovers.
    Schools – no shortcomings there in terms of good schools.
    Society – changing very fast to a fully urbanized culture.
    If i were you, i would scout between Lembah Permai, Jesselton Hills-Hillpark in the Alma vicinity, Harmony [Close to the BM new railway station],,Carnation Bungaloes [next to Aeon Big], and lastly Sentinnel [in the center of everything]

    Permatang Sanctuary is a good place for own stay but then next to the Taman, three big Chicken Poultry is situated next to it. Considering the smell and during the fly season, it will be a headache. Serene Home is another place which is every now and then you could stucked in a jammed for an hour during peak hour(you might wanna try this at 6pm on Friday). I still think Orange Villa has the best access either u come from Jalan Betek or Jalan SBK, you have less traffic jam if you are to compare to Serene Home location. Im staying at the nearby Taman for more than a decade before i move to Residency Cendana. My second choice would be VIlla Lagenda. At this part of Jalan SBK the traffic flow is manageable and is consider lesser than Serene Home, and the surrounding is a matured housing area and considering the Shop Lot at Jalan SBK it is happening. The reason why i choose Orange Villa 1st its simple, its cheap considering its location the sizes, the first G & G project in BM. 2nd choice Villa Lagenda, value is O_O but the location is superb. I just love the Monday Pasar Malam food…

    Yup, the price is very expensive for those who earn a fixed salary. 5 yrs down the road from now you will find this price which you xlaimed expensive now will even goes beyond your imagination. The price in mainland here is playing a catch-up game with those in the island. So I expect with the current trend and economic transformation on goin the price will hit 800k for a double storey terrace in due time. Trust me, only time will tell..

    Hi, still not launch yet. However, the house design is a bit out dated. With this strategic location, if the design impressive, it definitely will receive good response from potential buyers, of course provided the price is reasonable as well.

    Very good respond for their shop lot. Almost finished. But their bungalows sale seem very very poor. Design? Location? Developer? Price?.
    I think the main issue still price. RM 888,888 too high? But other project like villa lagenda received excellent respond from the market. Bungalows 1.5m sold out (non Bumi), SemiD >1.15m >50% sold. Why?

    The developer’s workmanship is ok, I had visited their previous project before. What the buyer worry maybe is the river to near to the site.

    BM Permai is also good. House is big and the land is high level. Don’t worry about crack on the building afterwards. Location is near to highway. In between Aeon Big and Billion Kota Permai.

    Location wise, I prefer Taman Lembah Permai. Villa Lagenda come with lower density, it means higher maintenance fee.

    Visited Villa Lagenda show unit today, their finishing really impressive as well as it’s exterior. Exterior finishing better than IJM or Mahsing, really surprised me.

    Haha, I guess it’s not a matter of millionaires flooding the street. I am sure there are rich businessmen in Butterworth who can afford expensive stuff.

    But the question is, if it is for investment and you have RM2 mil to spend, you can buy something very meaningful on the island, why bother about Butterworth. Meaningful means something with investment grade, sought after by foreign buyers.

    Now if you’re buying for own stay and you have RM2 mil, you can buy a very nice house on the island too, in a very upscale neighbourhood, very close to famous tourist spot with luxury malls, why waste time on mainland.

    Now if you’re buying something for own stay, but MUST stay in mainland, then I have nothing to say lor.
