    I went to the show house but sadly mostly sold with just a few units left. My own opinion the project location and design is good. Location is near to new chinese primary n sec schools, airport and with good road access. It looks like it will be a new township there once completed. You should visit the showhouse to personally judge the project.

    If this is true, it is not fair to the buyers that the developer only disclose the new schools but not the mosque. Later the buyers will be caught in surprise.

    I wish to know too, genuine information and thoughts from buyers/investors to share constructive opinions on this property.

    For me, personally I feel that the location is unique and good. Near airport has its own pros and cons. If Ideal lived up to their words that there will be schools, hotel, park, then I feel that location wise Tree Sparina is very attractive. Given that it is the 1st phase, there is room for its property price to grow since market price will increase after the remaining phases of IVP are launched.

    I have actually booked a unit, but I am not an early VVIP-er, so I did not get to pick and choose “beautiful” units. And I also have a concern with the empty land beside Tower 3 and I’d like to know what will be built there. Based on the discussion above, a mosque will be built there. I dont know how true. And yes, it is not fair if Ideal disclosed information that is beneficial to them only e.g. schools, hotels.

    Anyone else care to join in and provide CONCRETE opinions, and not some childish ones? ^^

    sooner or later, they will have to stay under RM2,000 per sq ft shelter which doesn’t mind any surrounding noise at all

    To be fair, such MEGA PROJECT(high density) must allocate “Lain-lain ibadat” for the residences there. Surau itself is not enough as this project is too MEGA(high density), so they are required to build a mosque. Of course the sales will not tell you lah, if not how are they going to visualize the RM2,000 per sq ft after O.C.’s dream?

    One more pros to share for this project
    “All residences are able to enjoy FREE ALARM CLOCK every morning to prevent late to work/school/missed flight”

    I always have problem waking up in the morning for work and my kid always cannot wake up for school early in the morning, this place is the best place, got free airplane and mosque alarm. The best property I must own.

    At south west, this is the place to look for, though it is not the best. If you have budget of 600K+, my suggestion is to go for the Reflection nearby. That condo looked classy and completed. It is also not far from the new Heng Ee schools.

    This project, if success, it is like a self sustain township. But it still need maybe a decade to achieve that.

    Bad things, other than the mosque, this area actually somehow trapped between the key amenities. 3 access to Bayan Baru, but each has it own traffic problem during the rush hours. To the 2nd bridge, still need to route to Bayan Lepas, Permatang Damar Laut, or use the small road beside Robert Bosch. To go to town, it is a long journey. So, if the commercial lots in this area not doing well, it will be a problem for daily life.

    If you want a new project, OI still a better choice for me. Or you may look for someone who already start selling The Golden Triangle, still in 500K+ price range and to be completed by 2014.

    Go for subsales units and you can get bigger with cheaper units. Just that you may need to pay more cash upfront.

    I bought an unit,personally like the place.I’m not fr penang,need to travel back always.Its location strategic to me to reach airport,for parents to come with flight as well,&parents can get public transport to town or anywhere in case I m working.Schools nearby is a privilege too.
    Salesgirl did tell me there’s a surau before decided to buy.Since I’m not buying tower 3,plus it’s high floor,I’m ok with it.
    Dont know why not really like Sungai Ara area.Plus if I’m buying a subsale rm450k right now,I need round rm60k for agent fees,legal fees,stamp duty,&10%downpayment.Instead of second hand,may as well go for new launch.
    This is just my opinion.Anyhow,I do hope Ideal can really make this project a success!

    It’s not the best but should be ok.
    – location: not bad. Although it’s not that near bridge, town, etc, it’s Surrounded by all main roads. No small lanes through kampung.
    – 1st phase. Should make $$$.
    – good dibs scheme. Even if price increase 10%, with only 10% down payment, you’ll be making 100% profit
    – near schools, etc…
    – layout is good
    – ideal’s pricing is mostly reasonable
    – however, if you are an investor with limited bullets, then you may have to think of opportunity cost. Ie, if you buy this one, your funds will be locked in for at least 3 years

    That’s my 2 cents’ worth

    Thank you… I think the 10% rebate and DIBS is a real attractive factor plus the location.
    I definitely agree with the proximity of convenience to the airport though the sound of the plane might be deafening.
    With 5 phases of launches, the first phase would make the most profit in the subsale market in future. If it does sell at 2000psf in future, I personally hope that malaysians will be paid higher to counter inflasion.
    Despite the design of the building looks alike LMC, I think the developer knows very well about this matter. I trust there will be something extras to compliment the entire development and be successful and perhaps looks better.
    If mosque is a concern, then avoid Blk 3, avoid units facing towards the directions to minimize the level of sounds.

    Overall, it is always exciting to see how new projects will grow and develop into a new exciting places. Good Luck to all buyers!

    If I am a subsales buyer, yes, I will not choose a unit with afternoon sun.

    Whether is close to lift, it is subjective, but I prefer more privacy unit.

    About the outlook, if you look carefully in details, it is not that bad. Just the graphic instead of make it more attractive, do the other way. Btw, there is a model at the sales office and those having concern about the outlook, may go to have an idea.

    Previously, I thought the D’ Piazza will be very bad outlook also, but end up better than my expectation after it completed. This one definitely will be better than D’ Piazza.

    I like the Design of LMC in butterworth which is comes in 2 tone, simple and straightforward. Same goes to this Project’s facade, so I’m giving this project a 2 thumbs up for the outlook.

    Despite the finishing, if the windows come with naco louvre windows would be my perfect ideal home

    Tree Sparina, a RM350million freehold high-rise condo project in Bayan Lepas is set for its launch next month.

    Developed by Penang-based Ideal Property Group, the condo is the first phase of its 10ha Ideal Vision Park mixed development. This early, the residential phase has already received positive response with about 1,000 registrations in a month, said Datuk Alex Ooi, Founder and Executive Chairman at Ideal Property.

    “The Tree Sparina would be launched next month while the garden and bicycle park are likely to be completed in December this year,” he added.

    The 548-unit project will integrate green and spa features that are based from a concept by Cittaslow movement, which promotes slow city living.

    Construction work for the first phase is set to be completed in three years, while four more years are needed to complete the entire Ideal Vision Park project, said Ooi. With a gross development value of RM2 billion, the entire project comprises commercial and trade areas, residential units and recreation facilities.

    Ideal Vision Park will feature around 1,945 condo units, making it the biggest project providing affordable houses for Penangites. Notably, prices for the units will start from RM400,000 to RM700,000, while sizes will range between 800 sq ft and 1,650 sq ft.

    Aside from the residential component, Ideal Vision Park will also offer 500,000 sq ft of commercial space, including three blocks of office towers and 195 shop lot units.

    @Hemsley I think the brochure was not updated to follow the actual outlook design of the model house. It does look like higher end condo. D’piazza is smack in the middle of the booming township, combining with its residential title, this property has great substance value.

    No need to q-up. You can walk-in the sales office anytime now. But the small and good units all booked. This developer only sell to their VVIP, VIP and existing customer during pre-launch or soft launch. News like open for booking is only goes to those ppl. But first time buyer still can walk-in and book, if you know the time.

    Nowadays those VVIP, VIP and existing customers just call in to book by looking at the brochure and also info from the sales staff. And from what i know they have a very long list of VVIPs, VIPs and existing customers. Only balance units for their first time customer like me to queue.

    Any idea usually when dev will release the bumi lots? It seemed smaller units almost sold out..balance few units either facing not so good direction or pending loan confirmation. Hopefully can queue for those bumi lots.

    (3) Four Imperial

    Density? More or less like One Imperial ( 700 units) .
    So, plus other projects, I lost count how many condos will be available.
    I plan to put a grill shop, I mean at least you guys need simple grill if no full Reno.

    I suggest to check with Ideal frequently, must get a contact of sales. Also, you may look into Fiera Vista bumi lot which will be released after ~60% contraction completed.

    By Penang Island standard, consider slow already. Hard sell.
    One project at Bayan Mutiara, on 1st day launching, 2 blocks at about 400 units sold out.
    Take numbers! like waiting at Government hospital to take medicine, you know. LOL, i myself laugh when i recollect the situation.

    Then, saw people quarrel, pushing around, desperate to grab whatever unit available.
    When your number is called, inside, people just buy without even know where is the toilet, layout, etc. I mean, just joking, if without toilet one, the purchaser also dont know. Because, the stickers just stick very fast!!
    Auntie write cheque like buying vegetables! most “scary” property buying experience…

    Does DIBS benefit buyers?

    Close to five years now, a majority of developers have been offering DIBS for different types of projects landed, condominiums and serviced apartments irrespective of pricing.

    While these financing schemes may seem an easy route to own a property, buyers who opt for a DIBS package may really need to consider if they want to take this route in order to own a property.

    The issue of DIBS is brought up once again because according to a developer who declined to be quoted, DIBS packages are not in favour of the buyer.

    “DIBS packages effectively push up the selling price by between 5% and 15%,” he says.

    A property consultant who declined to be named says there is a difference of as high as between 20% and 25% for a DIBS and a non-DIBS package.

    “On a per sq ft basis, the current market value for a property may be RM300 per sq ft. Because the developer is offering a DIBS package, somebody has to fork out the interest. So instead of selling the house at market value of RM300, he ups it by 20% and sells it at RM360 per sq ft.

    “The buyer is, therefore, paying future prices today. The prevalent attitude today is, in the event prices do not reach RM360 per sq ft, he will forgo the commitment. But he is still committed to the loan. If he does not pay, the bank will take action to auction off the property. But let’s assume he decides to keep the property, the DIBS package is still not in his favour because if the price does not reach RM360 per sq ft – that being the price he paid on a per sq foot under DIBS – the buyer will have to top up the balance,” the consultant says.

    I don’t think its a good news for consumers. DIBS is actually a scheme to fight the abandon project. Now, bank negara is helping the developer or consumer?? If no DIBS, consumer will fully bear the risk during construction phase. Touch wood, if the project abandoned then you will have to pay the bank interest forever….. Unless Bank Negara impose the rule that “completed only sell” again, which I think the property price will even go much more higher due to only big developer can do so, they monopoly the market, who cares…Also this regulation will kill a lot of small developer and crash the economy in this field. If this happens, all the construction indon jobless, no income, then what can they do? So…is that really a good news??

    1. under DIBS, buyers still need to pay the interest + principal if project been abandoned. Developer already runway, you think they still bear the interest for you, somemore DIBS is not legally stamped.
    2. under DIBS, small developers need to have more capital/more loan from bank to pay for the progressive interest. How can DIBS help small small developers? Your point no logic at all.

    1. I am not sure is it legally stamped. However there is a legal channel to go for as long as buyer signed anything with developer which stated “DIBS”
    2. Just ask yourself, with DIBS, usually what is the take up rate of the project? It sells very fast right? Unless you do not agree….Once the property is sold, SNP signed then the small small developer is no longer worry about the money anymore, they get progressive payment from the bank…In fact it helps the small small developer to grow bigger…. Just worry the project cannot sell only…

    Speculators are always in the market. But we’ve to admit that DIBS invites MORE speculators since the upfront capital is low.
    More speculators means market will be saturated, hence creating bubbles.
    I support doing away with DIBS.

    It depends on your needs and budget..
    Reflection – Pros: OC obtained, good quality & nice landscaping. No gangster contractor. Cons: internal corridor design like flats, a long corridor with 10+ units and less privacy.

    Fiera Vista: Pros: nice layout & location, all units >1400sqf. OC expected within 2 years. Cons: reputation of developer on quality, gangster contractors usually exist per past record.

    Tree Sparina: pros: near to “proposed” schools. Cons: same as FV. and Building outlook like LMC.

    Setia Sky Vista: Pros: quality assurance by SP Setia. Cons: high density and situated at area full of LMCs. Traffic problem.

I have personally seen FV / TS developer’s other projects…because i have relatives staying their older projects. They are satisfied with the quality.     S&P to be signed only in Dec 2013. Now Ideal is waiting for the advertising permit, which is expected to be issued in August 2013. Tree Sparina is definately a good buy….so be paitient.

    I just heard of this project not long ago, but I had been touring around that area. The location I not bad, and with that price of RM500 psf it is consider very reasonable. However, the concern would be the congestion around that area with buildings coming up, and 2 mosques in very near vicinity, ( one that is near to Sunshine Square ) and with all other development around + schools ( 3 schools ), Not sure If anyone had seen the congestion around schools during early morning and 6pm ? All I can say is convenient of the location is good but then you may get suck in traffic whenever you are coming out or going back. If you do not mind the congestion, the noise level ( 1900+ units ) and the surrounding ( lunch time it is always packed ), then this could be a good buy. Just my 2 cents of opinion to share.

    On top of that the noise within the locality of the condo itself still an unknown fact, imagine >1900 units in the piece of land and the engine noise in the morning when everyone going out to work.

    Just to share my opinion and to provide some points for considerations.

    This place can’t be more congested than Tanjung Tokong and Gurney Drive. Are Balik Pulau and Teluk Kumbar considered convenient to you? These are the only locations that I think might meet your description of convenient + quiet + peace + not congested.

    Don only look the # 1900 units. Look at the land size. Other places may hv projects with 5 projects with the same size of land. If not, the condo must be luxury one.

    What level of convenient u r looking for? Some may consider near to hypermarkets and shopping center. If u only looking for 7-11, sure u can get what u want.

    If now still hv places that convenient (near hypermarkets and schools) and still quiet and peaceful, those places will soon become noisy and congested. My point is, those factors u r looking for are not a permanent one.

    High density apartment or condo is very difficult to maintain, with the inflation of cost of maintenance, it is even challenging. Somemore now some condos come with a lot of facilities like basketball court, tennis court, bar counter, etc. The first few years still OK, but after that, those facilities will be abandon, a lot of examples. The cost to rebuild or repair is very very expensive, and management body mostly already faced financial deficit. When ask for increase in maintenance fees, lot of objection, and more and more refuse to pay. New rule is needed to govern this issues.

    now they get the buyers to get the loan approved, those who accept the loan by 1 oct will get two free air-con.

    My friend and i just got a 1100sqft unit last week. Just give name to Ideal sales and they will contact you whenever ppl drop. Last 2 day i saw still have 1 unit.

    Like others had mentioned here, no name transfer instead buyer need to return the unit to developer if they don’t want that unit, this is what developer told me when I am purchasing a unit.

    Those project at Sg Ara like Imperial, Iconic Sky, Sierra Residences, Tree Sparina is not worth for investment. These are consider as secondary location of tons of massive condos coming up. Most of it with “condo alone”! In figures of 20,000 unit, which mean population increase to 60,000. Question: Where to find extra 60,000 people in three years time? How the traffic jam with over 60,000 population at these area? Another concern is most of it do not have supporting accesibility and traffic jam congestion.

    Appreciate if any investor/developer could share your valuable comment to debate on the above statement

    This newly launched property less than 3 years already in subsale market, after the 30% tax implementation, dont think any owner want to let go the unit. Will see newly launch one will be less in sub sale market.

    abt traffic congestion, everywhere is the same. Pg scarcity of land ( island ), you like it or not, the price will go up. Current ruling probably have some impacts but it is only short term only.
    Another 36 mths, please check the price again.

    Yes, everywhere in Penang is congested but the difference is certain
    places it takes 5 to 15 mins to get to your destination whereas some
    places you need an hour or more.
