Ideal Vision Park, an upcoming project by Ideal Property in Bayan Lepas, Penang. This project would comprises six phases to be launched in stages over a five-year period.

80% of the project comprises residential high-rises, while the remaining are commercial properties. There will be a total of 1,945 condominiums with built-up size ranging from 900 sq.ft. to 1,500 sq.ft., that are priced from RM400,000 to RM670,000.

    Until now, I still don’t know where the site of Heng Ee school. Vision Park should be opposite Dua Villas across Jln Tun Dr Awang, currently already fence up, I think.

    Yes, anyone know when is the launching? If 900 sqft for RM400K, that price roughly same as PR1MA and Penang Affordable Home pricing.

    Difficult question. If only talk about location and traffic, I think VP better at the moment. But if there will be a flyover (no plan currently) connecting from Golden Triangle to SPICE, then OI location better, I guess.

    If I read correctly, 1945 units condo will be launched over five years. Each year ~400 units. Is Ideal going to build the Duty Free Shop complex at VP?

    I think 900sft should only come with 2 bedrooms and 2 bathrooms for comfortable living.

    There are many apartment at 700sf accommodated with 3 rooms. The definition for comfortable living is subjective.

    The indicative price always not accurate one. If RM400k, later mostly 500k. Same to the OI, I think the initial indicative price for OI also not accurate.

    Unless Penang (and Malaysia) social security (break-in cases) improve significantly, if not no point for small family (working parents) to buy DST. Or unless you have elder relative (parents/grant parents/in-laws) stay together, then only justifiable for landed.

    I own an apartment, planning to buy a landed (G&D) and agree with PenangHomes. Land is getting less and less in Penang for landed. Which also means less and less also for apartment, but developer can compensate that by making higher rise apartment. And also agree with Elain. Younger generation (been there done that), prefer apartment due to facilities and security, but as we grow older, naturally (I’ve few friends my age now want to go landed) we want landed. I want the facilities and securities, and at the same time landed. This is why I think landed G&D get the best of both (at least for me), and due to land scarcity, landed will appreciate faster. The cons of landed g&g is you cannot renovate your house externally, which could be good also at different view.

    1900+ launched over 5 years in 6 phases. First phase only 4 blocks condo with multiple access roads. Next to Heng Ee SMJK(C) some more. The whole VP is stretching from South Homes all the way to 1-residence, easily 50 acres.

    If all 1900+ units all same psft price and design, why need to launch in so many phases? Most buyers will wait for it to start pilling only to place booking. The model at Ideal sales gallery shows more than 10 blocks of condo, all looks the same. I am hoping Ideal would hire better architect to design some condo with unique exterior. Too boring la.

    For own stay, I doubt the 2 places with differ much – it is really down to personal preference. Relau is very jammed and will continue to be in the foresee-able future. Sg Ara is actually not too bad relatively, but will be eventually be without proper road planning.

    If I were to choose, I would pick Sg Ara since more green, :), but again, this is really just my own preference.

    Appreciation wise, I believe both will be similar (assuming everything else like security, maintenance etc the same), may have some paper gain coz will face selling pressure. If everything go per plan, there are just too many condos (easily 5k+) going up in the next few years around Bayan Baru, Sg Ara, Relau region. It will take some time for these to be consumed.

    All are paper gains for now until we sell our property.

    Relau needs a flyover to connect to Bayan Baru. Else have to go through BJ complex, big roundabout or Sg. Ara town to most of the places.

    Landed on long term is better, appreciation wise especially if its for own stay. On otherhand, if its an investment property, be ready for bad yields rental wise and owner may even have to be gardener and house maid regularly if cannot rent out in the first couple of years. If left vacant for extended period, termite problems etc. So there are definitely pros but careful of the risks as well.

    Actually it does to certain extend, not $ related though …. It won’t be fun to stay in a neighborhood with no neighbor due to too many speculators/investors.

    That’s the headache for buying new properties for own stay, have to also consider this factor other than location, layout, $ etc. When i bought my condo ~7 years ago (investment/speculation was relatively low at that time), I actually chose RH hoping there would be more own-stay people after struggling to choose between few choices (Bayswater, Putra Place etc). From investment standpoint, definitely not a wise decision but no regret to trade-off for better home feel, :o)

    But I guess nowadays, no matter which you choose, still very likely more speculators and investors than owners.

    Airport view also means factory view, right? I notice there is a construction in progress near The Star and it is something like industrial related building, maybe small factories lots. Future Heng Ee school should be also within your view, I guess.

    This project consider very cheap, part of the affordable home scheme for middle income population. Price from about ~RM500k, this price tag is going to be an affordable price range in the next 3 years. Seriously, it will sold out very fast once launch.

    should be quite noisy. Even the flats at Jln Tengah can hear the airplane noise loud.

    Noise from the landing and take off path, should be a the beginning and the end of the airport, which is near ASE/ Dell/ Bosch and Permatang Damar Laut/ Bt Maung.

But after few years staying there, I don’t remember the last time I notice aeroplane flew by. You’ll get use to it. It is not that bad la staying close to the airport (unless the airport is your house). I never loose a sleep due to aeroplane passing by.

But for people buying, I suggest you drive to jalan tun dr awang in front vision park location, park your car by the road side, open the window and gauge if you can tahan the noise. Stay there for few hours, not joking. I know one very successful property investor who camped outside a guardhouse of an apartment, about 2-3 hrs for few days, just to understand the kind of people (eg air stewardess, spa worker and etc) who live there. This helped him/her to understand the possible tenants. And he/she did this before he bought the apartment…

    Just go to The Star office. Park in front of it and sit inside your car with your windows down and you can enjoy the sound of aeroplain for the next 2-3 hours ^_^ well that’s exactly where the Ideal Vision Park will be…

    Please stop consuming Vision Park again. Don’t pretend like an expert. From the email that you sent, I get nothing extra info than what I can get easily and directly from Ideal sales person. Total units, sqf, …. bla bla bla …….. is nothing secret.

    Your motive is to gain contact at this forum and promote for your own other new launch project. We will appreciate much if you can directly share it at here if you have any other better project and only those interested will contact you rather than we keep anticipate for your reply mail about vision park but end up with a feeling of being cheated.

    Please don’t make yourself like a mystery person and foolish everyone here who are anticipate for the Vision Park.

    I think it is the whole area called Ideal Vision park, very long stretch a long Jln Tun Dr Awang got 1945 units. It is not single condo block got 1945 units. Let say whole Bayan Mutiara got thousands units, so is Bayan Mutiara Penang World City going to be LMC?

    From the picture you can assume that its not gong to stretch a mile
    long. Bayan Mutiara is more or less the same, some as small as 455
    sq.ft. Smaller than a 700 ft. apartment.

    Do you think any special in owning a unit in Bayan Mutiara ? All of the
    buildings squeeze in a small piece of land and build a stupid pool,some
    facility to lure buyers.

    You still can buy if you like, nobody is going to stop you.

    Good question. Each of them got pros & cons. Just my 2 cents.

    OI better design, better facilities & better broadcasting view. Total area 9 acres.

    VP better location but design wise really a set back. Block to block facing within 110 ft only limited the view. Total area 4.3 acres just half of OI total area.

    If re-allocate OI to the VP location, then it will be perfect. :)

    Significantly, OI is much cheaper.

    Go to Ideal sales office to get the actual picture. The one showed in the picture is just the first phase/ condo. There will be 2nd ~4th/ 5th until the Bayan Lepas round about.

    Those people who comment actually should go to the actual site and see see. It is not just 2 or 3 block condo projects. Quite long stretch the whole land area, under clearing process.

    1945 units only ..some ppl are making noise, how about ayer itam, farlim, paya terubong, perak road, jelutong old apartment along Jln TunDrLimCHongEu, town area and , congested area. Bayan Baru hottest township has 1 World, 1 World 2, D PizzaHut, The Promenade, Elit Heights, Arena Bayan Baru, Olive Tree, upcoming Hunza project.

    Bear in mind, opposite Vision Park is One Residence landed property..Fiera Vista which is Not sandwich packed…Long stretch on Jln Tun Dr Awang got army campus…..so there will not be any future commercial/residential project. Ideal Vision Park with 1945 units is still better buy than other congested, high density area…..i can’t say best bang for bucks but looking at Pg island trend nowadays..if you can’t accept this…in 20years time, i guess better move yourself to rural area or out of this tiny island.

    Just my 2 cents worth, personal preference.

    Just because they are built by same developer and total up many units, then you cannot call it LMC. I went to Ideal office just now lunch time to understand more (though I am not buying). Each phase condos should be different type, now is phase1, and will be launched phase by phase. Location wise not bad, not only located beside Jln Tun Dr Awang and access to airport round about, it can also connect directly to Jln Sg Tiram 1 then to Jln Sultan Azlan Shah. International School is at the land beside airport roundabout, and new Heng Eee primary and scecondary school are at the back of phase1 only.

    Agree with ezalor. Just because of different developers, the outcome is different design, unique appearance and outlook but can’t hide the facts and figures total up units is 2000. Well, this is the perception of majority people out there.

    Developers nowadays won’t go conventional way of doing business, group all 2000 units in one layout like what you see back in 90’s.

    Visited their show house just now. est RM495 psf (included 2nd car park).
    And, RM495psf will only serve for 1 car park once they start to launch this project.
    Type 1300 sf layout is nice if compare to the type 1130sf.
    In terms of facilities, it’s almost as well as OI but it lacks of badminton, basket ball & futsal court .
    Land size is about 4.2acres for 5++ units.

    when i was there this morning, so many people, I managed to book one small unit (1130 sq ft), balcony facing pool, no windows and angles are facing west..afternoon called again for friend, all facing pool and 1130 sq ft one sold out !!

    I think “sold out” is real. Many times those property bubble believers will claim “sold out” is false statement manipulated by developer to create false panic among buyers. But according to my observation, it is true. No matter it is people goreng or people buy for own stay, there is really got people wrote 10k cheque and place for deposit, then only developer will put stickers on it. Whether later they will withdraw then I dont know. Like One Imperial, people booked, people withdraw, people let go…at the end still got somebody fill in the chair and will buy those units.

    Fyi, get to know All project from Ideal Property, upon completion there will be gangster contractor force you to take up their renovation service or else need to pay so-call “sampah fee”. They charge ridiculous price. Many owner of Ideal Property is facing this issue, and the developer didn’t help to solve this issue, worst still allowing them to set up a booth in the building. So think twice before make the choice to buy their project.
