    The whole area is full of flats, it can never be low density in Perak Road

    In town area it will be more expensive but to me in Perak Road, it’s not my
    preference and many others too. Moreover it is near to the market and Perak
    Road is too “Fantastic”, a 2 carriages way with many junctions and traffic lights.

    Imagine a two ways traffic lane, sharing with pedestrians and people crossing
    across the road, bicycles, hawkers pushing their 3 wheels carts,cars,lorries,
    buses and the “king of the road”( Motorcycles ) coming from left and right.

    Believe me a few more traffic lights will be added in the near future of the “glory
    and wonderful road system” in Penang. The main reason and excuse was lack
    of financial aid from federal govt.and this thought were successfully impregnated
    in the brains of Penangites.

    This cost around 448 per sq ft, still consider reasonable. If it hits 500 per sq ft consider expensive at this moment.

    Hi All,
    FYI, i had just sold my unit (700 sqft) which is built by Belleview for RM380k and RM 448 p/sqft, i still consider this project is relatively cheap if its to compare to other projects nearby. To those who is still in doubts whether to buy or not to buy, please grab before its too late. It is better to be late than never.The property prices will only go up up up. Trust me.

    Most of the units reserved by developer relatives and staff. Later you will see they start selling off.

    I am missed the boat. :( The apt in penang that cost 300K now (e.g. Npark) only can rent for RM900. I think i will stick to renting as i really cannot afford to buy a >500K apt. How much do i need to earn monthly in order to buy a 600K apt?@false

    today went to developer office, for unit 1250sf only left @3 unit for above 40th fl, price @480/sf for 1 carpark, my friend had book a unit there.

    No worry. By end of 2014 or 2015, a lot of new projects will completed. By that time, it will be supply > demand.

    You can ask for more discount from the first buyers….hehe……

    There are only 2 ways stabilise the selling price:-
    1. The longer loan tenure (most probably Msia will follow HK or SG)
    2. There is increase population in Penang or holding power. How?—> Job opportunities or high income.
    3. Govt to take extreme action to prevent speculation. —> currnetly, only 30% for 3rd loan with low RPGT.—>After GE, you all willsee govt will take action….hehe…..!!

    For me, option 3 will be taken sonn within 3-4 months.

    If not, property prices will be collapsed…….!!

    Penang properties never collapsed. Gone through 2 to 3 times so call economy crisis. The worst was in 1995 ( currency attacked, Asian crisis ) , 1985 ( electronic industries crisis, bank rate up tom15% ) , 2007 is the minor one. Almost all crisis doesn’t make Penang properties devalue. Just minor adjustment 10% cheaper but pick up again in very short time. Buy now never say late. Don’t join ” miss the boat club” .
