    the developer does not consider what buyer’s want & need to build the house. The location just beside the factories or industrial area, bad air pollution & noise perhaps. Another rubbish project.

    Been there few times, like the house with reasonable price. But the location very close to factories. After deep consideration, I also give up the intention to buy house there. However, even said is “rubbish project”, seems there’re lots of ppl ignore this fact and purchase a unit there, as on CNY, during my visit, there’re not much unit left. Show house which very close to factory also been ordered. B4 this project there’re a taman beside also Taman Seri Juru, lot of units still empty, and also plenty been rented to factories become foreign worker hostels. Banglow house area also a lot empty unit and hang up the banner for sales. Yeah, during weekend hardly see any local ppl hanging ard the taman, all are foreign workers. Playground, the lorong-lorong, all foreign workers hanging up there. I’ve asked the residents there, they told me those foreign workers do no disturb, there is no much issues on security in taman there, foreign workers and local ppl live harmony together…hmm…not sure how true is it.When u see a housing taman been dominated by foreign workers, how ppl think about that area? But if consider a reasonable price house there, and no concern about environment, then good to consider cos its location very convinience (easy excess to autocity, school etc). I heard that area before is graveyard… not sure how true or just rumours. But i heard this fact this from local ppl, just share out here, if wrong just collect me, no offence. As I been search for long, hardly find any forum discuss about this Taman Seri Juru.

    I’ve been there once, and I saw a factory beside was emitting thick black smoke into this area…

    This project will be turn to no.2 Juru Heights foreigners village. Nice units and reasonable price but no quality living. High end bungalow but fully with foreign people. Run out money for home renovations, but at last neighboring with foreign ‘hostel’. Can see Juru Heights people whine in Lowyat forum and apartment blog on foreigners issue.

    another developer that u shud avoid is Aroma Dev or its subsidiary CMC .. the tauke nephew’s mr law , is the agent for all the alien , he will rent those developer unit to alien as well as act as middle-man for house owner who wanted to rent their house — guess what — to the factory worker also .. he earn alot , the house owner suffer

    message for those interest to buy the house at this area: reconsider before signing SPA, it is definitely to become foreign workers residential area like Juru Heights, for those who buy the house & wish it will appreciate the value in future, dream will not come true, god bless you.

    and 1 thing our local authority (mpsp) and state goverment policy allow house change to hostel with max people/unit 12 person. Juru Heights community already lose to this policy and now they can’t do anything. Juru Heights people now only can hide behind they pretty curtains see foreigners walk and hanging around..Remember there is no policy to against this foreigners stay in our community and no policy to stop house change to hostel if they follow 12 people/unit. Juru Heights the best example for all…

    I have consider to buy a Semi D over there due to few factor to make me reconsider again n again. The factor is below.

    Why the state government is approval the developer build the house beside the factory?
    Where is the market ?

    There is no buffer zone between factory and housing. Are they follow building setback from factory? What type of factory beside? look like heavy factory category…

    I bought a dst Juru Heights to my daughter. resident has made a protest to the MPSP because Sony has created some of the houses to hostels (foreigners). MPSP has made investigations and calculations based on building floor area only 12 people (max) allowed. If less than 12 people, there is no definition of hostel but categorized as ‘rent’. For ‘rent’ it is up to the owner and reisdence can’t do anything. For me I was sad because ‘maybe’ chose the wrong place for my daughter and waste some money for her lived in foreign workers camp.

    while only agreement. Sony and the owner had an agreement for 2 years. after two years, another employer who will make an agreement with the owner. So foreigners will always live in this area. This situation has long been happening in the Taman Pelangi. I do not wonder with the situation in Taman Pelangi because they live in flats and LMC but at JH or maybe this Taman Juru is not desirable because you buy a house close to RM300k but had to live with foreign workers in large numbers. In this case the environment and quality living of RM75k Taman Pelangi house with RM300k house is no difference.

    I think u better buy house RM75K to your daugther than buy house RM300K if both have the same problem of foreign worker. Save more money..hehehe just jokes
