    the last time I saw almost 40-50% lots were taken up, IJM intend to manage the mall well and sell to reit eventually to earn. Link bridge to tesco should start building around cny time, it will be much safer for the residence to access to and forth.

    u can request for 5 yrs MRTA… it is much cheaper… but if u still hold the prop after 5 yrs, u need to makesure u have insurance coverage for the remaining loan tenure… maybe refinance it and take new mrta… consult ur banker

    last I checked all non bumi lots no more ady (including unit facing city)…. Ijm also no longer offers 60K renovation package but they keep the price same as price with renovation package.

    I bought rm741K bumi lot facing seaview high floor. Expensive. However I like the good reputation of the builder. RM741K was after 5% bumi discount. i dont get the 6% discount as what Fin mentioned.

    have u secured the loan? SA told me maybank has stopped giving DIBS package yesterday. Hong Leong is the last bank to offer DIBS which is end of this month, Dec 31. After that no more DIBS for this project.

    If I am not mistaken Ijm offers this reno package early of this year. At the same time they also increase the price. So, for those who bought the unit during launching did not get this package. I guess Ijm did that because they want to sell non seaview units (facing city and big size).

    Got a friend bought a unit high floor sea facing. Just pay 4% to sign S&P (6% paid by IJM) Zul should check with IJM if he also can get the 6%.

    now the view from units become clearer. I also just noticed that, for units facing seaview, some units can also view pulau jerjak or penang world city through a space between platino and bayswater…. this can be seen when u travel from FTZ to town.

    Construction already reach 17th floor, 18th more floors to go. Check out Midtown commercial lot with IJM. Target opening May next year. The light commercial launching postponed to 2 to 3 years time.

    Library is coming. So can drink until drunk then go back Vertiq to sleep, don’t need to drive. The reason Light commercial delay is to wait for Light phase 4 to complete first. Maybe the property sector is cooling down a bit

    btw, my fren went to the light show gallery and asked about the flyover. SA told her that there will be two flyovers (one-way each) will be built. One from FTZ direction and U-turn to the light area somewhere around existing access for the light. So, in future, those who want to go to the light no need to use existing U-turn route through tesco. Another one will be from the light area to town. This one will be built somewhere around e-gate.

The land for Phase 2 would be injected into a SPV that would be jointly owned (likely 50:50) between IJM Land and its partner. IJM Land expects to recognize a gain from disposal of the land from the injection and subsequently also rake in property development profit from the SPV.     I have my doubt Vertiq will complete on time, let alone ahead of schedule. Now is early Jan’14, by right according to plan should be Level 26 by now instead only Level 19. In fact IJM is behind 3 months schedule. Pls take note, OC will take 4-6months, thus Vertiq needs to be completed everything (wiring, piping, etc) by Sept’14 in order to be on schedule. You have reason to be doubtful. ;(

    most of the units for vertiq will have seaview, pool view, bridge view and the light phase2 view… and the light phase 2 area will be very nice if u look at its masterplan

    now vertiq is at 22nd floor, but when I drive from mainland towards island last week, I saw (view from bridge mid span) that vertiq still lower than bayswater’s rooftop.

    I doubt market crash would happen in Penang as it is an island similar to S’pore. The penang property market had gone through financial crisis in 2008 and take no effect. It will slow down for sure as the current property is over supplied.

    Financial crisis in 2008 no effect because salary still can support the house price.

    Now the salary still same as 2008 but house price is double and triple.

    Actually property crash is definitely coming. If you try to check subsale market, transaction this quarter is 1/4 of 2012 same quarter.

    I think many are too young to remember or even aware of 1986-1987 world economy slump and 1997-1998 Asian Financial Crisis where property price really went down (market crash or not if up to individual to define) where many property sectors staffs out of jobs, paycuts and also many delayed or abondoned projects due to developers financial impact.
    Hope it does not happen again coming soon.

    It will not happen to Penang island for sure, Penang is running out of land and with the booming on tourism with heritage status. Penang is one of the best place for second home in Asia owing to low cost of living as per cnn report recently. Besides, Penang property consider dirt cheap for foreign buyer on currency convertion. If you sell vertiq for RM1 Mil to a S’porean they’re paying S$ 384k only dirt cheap. Penang will be a millionaire island in no time. if you have the holding power keep it until you really need the money.

    I agree with acro, nearby condos can be a reference. Since the TNB sub-station incident in the beginning of the year, Pearl Regency has been affected the most, due to it’s proximity to the sub-station. Bayswater was less affected because Pearl Regency serves as a “shield” for them.

    You can always assume but the fact price is driven by demand and supply. The supply in the market is definitely higher than 3 years ago. The bargaining power for buyer is much stronger now, you can look at those recently completed projects, they are not selling at the rate they wanted. Profit is still there but dont expect hefty profit.

    Go check yourself on the real TRANSACTED price recorded in Jabatan Penilaian lah……that is only the real price recorded whenever any transaction happen.

    D’Piazza 1100sft transacted last yr July only 460k……now you all tell me selling price is 700k-1mill….. hahahah LMFAO!

    The D-Piazza owners should have the last laugh, not you. Developer price for 1300 sq ft only RM250K. Every one in Penang try to sell at unreasonable price. At Tesco junction, an A4 card stated Platino RM1.5million. It is D-Piazza right’s to ask any price. No hurry.

    Current traffic situation with bayswater and platino which already reach mature occupancy, the traffic is OK.

    After pearl regency + vertiq is occupied, we will have another ~600units…. people from 600 units will not use the road at the same time. Plus they will be heading to different directions (gelugor, town, FTZ, greenlane)… with 4 exit points, I don’t see any problems…. this is among the good points for metro-east condos- superb access….

    to compare vertiq with Dpiazza is like comparing those mont kiara condos with apartments in Segambut or Pantai Dalam.

    if u think 318 units plus another 3 existing blocks will paralyse the traffic there, i guess u should broaden ur horizon … its nothing if u compare penang development with those in K. KL’s developers are building 1000 over units per block there…not to mention singapore.

    location wise i think metro east is the most prime area in this side of island..of coz gurney and batu feringghi are home for the high ends properties on the other side of the island ..

    i just dont like the colorscheme..those buildings at the light area looks more modern and classy.

    You can use bayswater to compare as both are very close to each other and shared the same pros and cons (including TNB factor). Take note that bayswater appreciation rate is among the best in penang.

    price for Bayswater now is >rm700 psf. Vertiq is newer and have better spec. Vertiq will have covered access to Udini Square (midtown mall) and tesco.

    Also, the light waterfront commercial will be completed in 3-4 years time. You can check the light waterfront masterplan.

    So, I think at rm700 psf, vertiq is quite safe. My 2 cents.

    Agree with you, RM700psf doesn’t sound expensive nowadays. Even the crap in Sg Ara is going at RM600psf.

    But here’s the thing, if you’re buying it for investment, it may not be the best time to go in now, and this is not a good location for investment. For own stay, why stay beside a big TNB chimney when you have RM1mil to spend?

    Agree with you that now is not the best time to go in. But that should apply for all properties in Malaysia. My opinion is that, you will not make 20-30% profit upon VP, but 10% is doable if you enter now at 700 psf. That is based on the current market around that area. Don’t forget this area still have room to appreciate further in future once the light commercial completed. Besides, this is the last project at metroeast area.

    On the good location for investment/own stay, no doubt that north side is better, but not everyone would like to stay in gureny/tanjong tokong and travel every day go to work at FTZ/aiport/mainland. My personal view is that this area is among the best location at the south side (which is not many).

    if u r talking about partially seaview, about 85% of the units will have it… if u r talking almost 180 deg seaview, units from 23rd floor and above will have it… pearl regency will only block a small percentage, maybe 10-20% of the seaview for the units from 23rd floor and above

    Any good fengshui master here? I was wondering if vertiq comes with really good fengshui? The main criteria would be left green dragon (pearl regency which has green motifs/windows and is the tallest building around ) and right white tiger (platino .. With stripey brownish design) .. And red Phoenix ( Udini square is mainly red?) in front and black turtle as the backbone (Penang hill) solidly behind .. Back mountain face sea.. Sit on north side face south ..comes with bright hall right in front(area between vertiq and Udini sq) to pool all the good qi in.

    Not to mention to quote some other fengshui master’s analysis of metro east fengshui of emperor’s belt and the gold ingot shape of e gate.

    Would all this interpretation be accurate to ensure all the owners have good wealth health and fortune ??

    Wonder if ijm really has consulted some sifu before building this magnificent project ?
