    the bumi lots were released to public because no bumi bought..
    bumi lots only help developer to earn more..did not serve the purpose

    bumi putra can’t affort 700k condo la, some more only 1000sf. they can build their own bangalow on government given land for free, at mainland kampung area. so, all non-bumi to be the water fish to buy this condo, government earn the tax, while developer earn money, that enough profit margin for them to build highway for free to government. IJM suck all these money from the rich, then do it for social responsibility. so, those rich man and women, go buy IJM properties.

    we need more developer like IJM, can grab money from rich man, then build more facility to the public. at least, those poor live at LMC can still use the facility from IJM like the coastal highway.

    The units left for non bumi is only for Type G & K, price from RM 1.1M above with semi-furnish & 3 carparks. But type G & K unit is not sea facing, it is city facing.

    bayswater asking price now >800K (smallest unit)…. most likely vertiq price will increase 30% from ori price upon VP…. no idea about the actual transacted price for bayswater though….

    you can check from the light master plan. the convention center will actually makesure that vertiq still have seaview. the building only a few storeys high.

    another thing is that, since the convention center is low, vertiq residents can view iconic building a floating cultural theatre. You will have another view which is similar to city view.

    Like viewing Sdyney Opera house! Besides the convention centre, there will be 4 blocks of medium high office buildings as well but won’t the seaview since Vertiq located on higher ground.

    yup, medium floor vertiq is equivalent to high floor for bayswater due to the higher ground.. level 22 for vertiq already higher than bayswater ‘s rooftop..

    most of the units for vertiq will have seaview, pool view, bridge view and the light phase2 view… and the light phase 2 area will be very nice if u look at its masterplan

    This is one of the worst IJM project. Left side blocked by Pearl Regency & Menara IJM, right side blocked by Platino & Bayswater. Front will be blocked by 2 office blocks. The design is ugly like bird cage with dull colour. Location & traffic is sucked with so many high density high rises around that small plot of land.

    yes, vertiq will not have 180 deg angle seaview… ijm already showed this in their presentation… but vertiq will have certain angle of seaview even after the light phase 2 completed…

    @solaris, i think the design is ok, it will be diff from pearl regency design… agree with u on the colour. on the location i think everybody agree that area is a prime location and access is excellent… later ijm plan to build flyover from the light to caltex… and the light phase 2 is really nice development…. shopping mall will be better than gurney plaza and queensbay

    I was wonder Vertiq is selling with 850k at 1080sqf condo. This condo is block by pearl regency..platino..bayswater. So high the price… and the density at that area is rather high. So many condo surrounding and traffic must be jam after that. Everyday 6pm started.Jam at greenlane to tenku kudin….

    adding another 506 units (vertiq+ pearl regency) should be ok in my opinion… current traffic from ftz still manageable around that area… as for the view, if u are expecting full 180 deg seaview, then it will be blocked by the other condos.. but if u ok with certain angle of seaview then the mentioned condos will not block vertiq view… and if ur unit higher than level 22 u already higher than bayswater…

    Do you think that PWC which selling min rm750/sqft w no seaview, on reclaimed land yet sold out is any better than Vertiq? For Vertiq, the potential is there, with the upcoming commercial lots from Pearl Regency n Light project (when fully fulfilled in 10yrs ;)).

    heard that coffee bean confirmed will occupy Pearl Regency commercial lot.

    The light commercial project will be a big push factor for Vertiq. Convention center expected to be completed by 2017. Heard also shopping mall and hotel will be announced next year. Vertiq VP is mid 2015, so I think upon VP, we should see some activities on the convention center, shopping mall and hotel already.

    actually pearl regency design is really suck. vertiq is very much better. don’t buy pearl regency. stupid layout and not suit malaysian

    What I heard is different ?
    I heard they will built a fly over from Vertiq straight to Penang Bridge, easy for those working in mainland to commute.

    Residents from nearby Platino, Pearl Regency, Bayswater will be given special access pass to enter Vertiq, to use the fly over. Sounds weird? Well, I think not bad actually 😀

    never heard about that and it does sounds weird. i only heard that there will be a flyover from the light area to caltex just before e-gate. ijm already apply for this but can not get the approval yet as the traffic from the light area not enough to support the application at the moment.

    the connecting bridge that i am talking about is from building to building. u can walk from pearl regency building to tesco. just like the one from vertiq to pearl regency. the idea is to make pearl regency commercial lots as part of tesco. current setup for pearl regency commercial lots look isolated. so i think that is a good idea.

    partners for the light phase 2 commercial will be announced by end of this year or early of next year.. the master plan is superb.. this will bring metro east area to the next level… 850 psf is doable but need to wait another 3-4 years i think… i dont think vertiq worth 850 psf at the moment

    my personal opinion shud be ~700psf… bayswater 1174 sft unit asking price >830K (~700 psf).. take note that this is asking price. since vertiq is a new condo with better specs than bayswater, i think ~700 psf is reasonable for vertiq at the moment..

    I like your comment @acro, vertiq/pearl regency should be ~750-780 psf now and as usual case will increase a bit with OC, and in the future, potentially can go to 900-1000psf no prob with the light development and link road.

    Taking a furnished unit with a new unit to compare, is like comparing apple to orange. Why not compare platino original unit with vertiq price?

    furnish can be offset with better facilities and new building for vertiq.

    the smallest unit for platino (1076 sft) is asking close to 1 mil already. But shud not compare with platino because platino is in diff class (higher). And, could not compare psf price against platino because platino units are much bigger (2x), therefore psf price will be lower.

    location location location, even condos in relau sg ara psf price is catching up, plus initial start up cost to stay in is lower with the semi furnishing. People who bought vertiq must be having a lot enemies, so many like to attack, haha.

    other than tesco and penang bridge, vertiq has superb access, the light commercial area(shopping mall, cinema, etc), egate, short drv to bukit dumbar or future the light park for jogging, In between georgetown and FTZ(direct access), freehold, reputable dveloper

    can u name one project that has all the above mentioned points in the south of island?

    well, ithere are 3 cons that i can list here… chimney, wierd layout for small unit, noisy….

    take note that u will never have a perfect project in property investment

    For your information, Baystar was launched with RM500,000 only last time. Now price shoot up to RM1.3M minimum at market price. All this was due to superb location and direct seaview. Thanks!

    Only things i can say is bayswater is rather good compare to vertiq..Vertiq would be another empty condo again we will see for another 3 to 5 years time in order to pick up the condo occupied rate..

    Price. Since you have commented Baystar was cheaper than vertiq when 1st launched. For the past couple of years property price has increased. My opinion is that it is not an apple to Apple comparison to compare launching price of these 2 condo.

    seems like quite hard for me to understand what do you want actually. I thought your concern is “area congested”. As I mentioned before, the other factors like freehold, superb access, conveniences, the light waterfront commercial, etc is more important (at least for me) than too many buildings. These factors enough for me to choose this project. Plus, personally I don’t feel that the area around tesco is too congested.

    my personal opinion shud be ~700psf… bayswater 1174 sft unit asking price >830K (~700 psf).. take note that this is asking price. since vertiq is a new condo with better specs than bayswater, i think ~700 psf is reasonable for vertiq at the moment..

    I just put rm700k from my previus post. This shud translate to rm761k for 1087 sft…. now, compare it with gold coast, rm 750k for 1184 sft…. gold coast is an old condo and leasehold, so vertiq 700 psf is reasonable….

    Secondly is the absolute price… e.g
    for 2000 sft unit selling at 500 psf= rm1 mil
    for 1000 sft unit selling at 750 psf= rm750k

    You use Queensbay area again. We discussed it already, most of them are leasehold. And the most important thing is that, the price is not much different. e.g gold coast 11++ sft asking for 750k and vertiq 1087 sft asking for 760k. Don’t use Baystar as comparison. Summerton now selling around rm550 psf if I am not mistaken.

    I have to say, I am considering to buy pearl regency, but due to other commitment still thinking. I really like that area and wish to have chance to stay in there. I have no problem with the look as it’s subjective, it’s like staying in a hotel look building to me, to me, arte S design is even not suitable. Uban is not convenient at all, you have to be well dressed to just buy a bottle of juice, and the workmanship is not as good as IJM, have to throw more money in to do it up, whereas this one simply 20k I can move in already, the accessibility is better than the light linear. Just some thoughts when I was looking around, and really can feel a bit extremist feeling from @Truth. Of course there are places around in pg to stay, but can’t help about that area’s wow factors :)

    The accessibility of this area is really better. Close to bridge, access to weld quay and FIZ directly, Tesco and e-Gate in front, not much problem to access to inland (Greenlane, Farlim….) too. After the Ayer Itam bypass Gurney-Weld Quey bypass and 3rd phase of Jelutong Express completed, ti will be even better. The bad sites are close to TnB plant, some communcation plate nearby, and the noise from Jelutong express. Also, that small piece of land will be congested with Bayswater, Platinum, Pearl Regency and Vertiq.
