Right or not? Geo Valley is building a lot of big, expensive, luxury, and high end properties…like 1 Tanjong, multimillion dollar house.

Heard that Mar 3rd, is only opened for those registered earlier. Went to their office on Sat, response not bad. Quick a number of units booked by those early birds. The developer quoted that the new road from the site towards INTI college was approved by JKR. I think good for own stay rather than investment, due to its traffic problem at farlim.
the comparable project for pine residence is view court by farlim group. 5 minutes walking distance.

good for own stay rather than investment. four season parks is high density considering the projects along the main road. furthermore, the vehicle noise from the main road could be disturbing.

as i know of, 12 units sold during the mapex property fair in strait quay. If wanna buy, avoid 16 & 17 floor. near pump room.
if im not mistaken, i saw the list on Sunday, 17th floor is sold out….17 is better than 16 according to the sale guy….17th floor is water pump and it will only run when the pressure is low, it is not running all the while…..

i prefer shineville park than pine residence, location+price+sq ft!
shineville is better choice in term of value for money. i visited the site but worrying about the noise of vehicle from the surrounding road. and the project is on a grave yard land. i’, not condemning shineville, just my 2 cents. be happy for your own buying !!!

Mr Lim, I know you have bought a unit at shineville park (facing air itam)….and also posted plenty of good comments at that site…..i think u r trying to bring up the resale value at shineville in future….personally i think both the properties are comparable…each has the pros and cons….im not saying shineville park is not good, pine residence is also value for money….quiet, low density, easy access to main roads etc. without denying, shineville has a better view and cheaper, but it is sold out….price wise, don think other will get a cheaper price as what we got earlier….thus, shineville park won’t be cheap…in fact the pine residence is cheaper and better for new buyer
Pine Residence is not build on flat land, facing low cost units and by the
side and heavy traffic during morning and after working hours. I intended
to book a unit but was discouraged after visiting the site.
i went to the low cost flat before booking my unit, the low cost flat, “mi tong san”, is well maintained. each owner needs a special “lift key” to access their respective floor, outsider would not have a chance to access the floor w/o the lift key. I have a fren (Q.S) working in lonepine, she told me the foundation work under lonepine is extremely good, the boss very particular in building the base. they build more than what is required by the law. Thus, building safety is guaranteed. Traffic problem, yes. i agreed, especially farlim and paya terubong. but i’m already use to it
in future, i believe the new road will reduce the issue. just my 2 cents. i believe those buying are the true owner and most of them should be from air itam, farlim and payaterubong areas. just like me. happy buying.
This one is the only big square feet new condo in ayer itam beside shinville park, i think its a value buy for local ayer itam as most apartment in ayer itam is small (around 700sqft) and a lot of local want to upgrade their living standard but yet still want to stay in ayer itam.
i have the same feeling with J&J. After survey the surrounding env.. half million condo surround with most of the low and medium cost apparment.
of couse for those buyers with own stay stil consider if they used to the traffic and env. but i’m doubt with the appreciation value as location and surrounding not the attractive ..

Today I just go visit the site, It seem like they going to build it at the edge of a rock cliff.
Anyone notice that, is it safe to be building there and below the cliff is some aparment type.
Any one can give some feedback. I am planning to buy but after see the site I nam lack of confidence.
@ winnie. No pro. i’m currently staying at air itam area. facing main road. The vehicle noise and dust are very annoying, especially when you want to have a good sleep at night. Thus, i prefer to select pine residence over four seasons. Four seasons is good in design and convenience due to its commercial lots at ground floors, but i’m worrying abt the vehicle noise. My kids are keen with the new condo with swimmng pool facilities. I’m ok if the project did not appreciate in value when oc obtained, as this is for own stay, just hope the price will not go south
All Seasons Park condos has it all. It is just a walking distance to the wet market and shopping at All Seasons Place. The best part is the commerical lots are being managed by Belleview Property Management and all 120 shop lots are tenanted. It’s like a supermarket which is managed and controlled by the Management. Belleview is also built the 1st Avenue Shopping Complex and they have the networking of finding those nice tenants which is proven as they have published up all the confirmed tenants. As for the traffic noise, I do not think it is the major as All Seasons Park condos are allevated up from 9th floor ownwards. The 7 & 8 floors are the facility deck. Thus, the noise will be largely reduced. We are staying in a city, noise is inherent everywhere. Anyway, it depends on what you want as follows:
1) If you want the larger unit with the affordable pice – then Shineville but graveyard land.
2) If you want conveniency and shopping – then All Seasons Park but noise.
3) If you want greenery – then Pine Valley but cliff land.
So, you decide yourself. There is no right or wrong answer.
