    soon there is a “bridge” connect the 1,2,3 residence to airport road. So soon there will 2 ends of road connect to outside Sg ara.

    RM425-RM450/sqft….there are 2 car parks per unit…Once the 2nd link is ready, the entire area will tremendously be changed, that takes at least 5 years…this project takes 3 years to complete with 10:90 concept, thus it may be a good buy since no instalment needed for the first 3 years…you will only buy if you have 2 options, either if you akay to stay at that area, which should not be an issue as there will be lots of commercial hubs, or you can buy as an investment..once that area fully developed, hitting above rm450/sqf is no longer an issue.

    Go and book a good unit first, after 1 week, if the price is too high or maintenance is too expensive, just ask for full refund…

    Setia is too greedy, want to maximize profit from this small piece of land. I bought a unit in Reflections 2.5years ago. This land is plan for pure commercial hub only without apartment or SOHO units. Tri-angle and Reflections added up have 600 units in this small piece <4 acres land. Damn high density. This makes Setia no different from other small developers who are profit oriented without considering proper township planning. Very disappointed with them. Besides, the link to airport road via Dua villas@one residence is not materialize yet because as I see no progress at all at to open a junction connecting to Jln Tun dr Awang. May be the junction will only opened after completion of Fiera Vista 3years later? ….

    I would prefer that Setia stick to its original plan and build only a hype shopping mall, no SOHO or apartment. Even better, Setia should hv plans for more amenities like schools and hospitals. Traffic won’t be that bad if Setia build a school which is within walking distance. Also, a mall like IKANO and The Curve would add more value to a new township. Not this type of profit-making short-sighted apartment units.

    I booked one unit during launching at RM430 per sq. After 1 week, the agent increased the price to RM460 per sq!

    It’s crazy. Developers are betting on the fear factor. They keep increasing the price every few months and weeks. Yet there are so many subsales left after 3 years. They key is to build more infrastructure to enhance the quality of life, and that in turn translates into a boost in property sales too.

    Building more and more condo, jacking up the price with every launch is a quick way to make money. But it’s reckless. No proper traffic planning. I am disappointed with Setia because they do not give one ounce of considerations to the current residents. They’re even planning to dismantle the current clubhouse to build another high-rise condo. And then next year another 590+ condo behind the Pangsapuri Nuri low-cost flat behind Phase 2. High density and traffic jam is one major problem Setia is not interested to solve. Why invest and why sweat, after all buyers come in abundance?

    Why does prices at Gurney and Georgetown increase so much? I think it’s for the sake of convenience. Why does we need to tolerate a tiny condo amidst smoke and jam? International schools, banks, library, botanical garden, and not to forget most good primary and secondary schools are there too. We don’t need many highways to ease the traffic if convenience is built at our doorsteps. I can’t say for others, I personally don’t fancy travelling for 1 hr to Pulau Tikus, Georgetown, Tanjung Bungah, Tanjong Tokong every day and then another 1 hr back again.

    I truly hope Setia would wake up from this gold-rush dream. Don’t destroy this beautiful hills. Don’t destroy the clubhouse. Please no more dynamite. Improve accessibility by proposing a link road to Desaria. Start giving back to the community.

    Ops, I agree with u. Setia is trying to make quick money and ignore the living quality of Setia Pearl Island. I am wondering why don’t those SPI owners write petition to MPPP to raise concern on the over crowded traffic and population desity issue and urge them to review the building plan of Setia tri-angle. So as the proposal by Setia to demolish the club house to build Setia WAVE, MPPP should collect some feedback from the residents in SPI and reject Setia WAVE. We want back the greenery….

    Actually a medium size business premises is no harm to the overall SPI and Oneresidence township. Who knows one day Starbucks, Delicious, Maybank, Pan Medic, Mydin, Carrefour Express or some famous restaurants will find their way there. Cheer up.

    This project tak laku. I once booked but then withdrew, went SP Setia office few times still seeing a lot of units without stickers. Imaging SP Setia can 100% refund also nobody want to book.
    Concerns:
    1. All units which facing roads should have traffic noise pollution issue. All cars of Setia Perl Island housing area will pass through in front of your condo unit. And the highest floor only 6.

    2. Units blocked by high hill and reflection. No wind. Those units with pool view (selling quite expensive) actually under the shadow of reflection. Reflection people can just see your balcony and living area.

    3. Low cost apartment just opposite Setia Triangle, you can see operators around there waiting for bus kilang.

    Ok anyone who last spoke to them recently please share.

    To make a profit one must sell at RM500+ psf.

    If we have some good commercial tenants below, maybe.

    No anchor tenant I suppose.

    The nearest Giant / Tesco / Jusco is still in Bayan Baru / Tmn Pekaka / Queensbay.

    Although new Jusco is supposed to be at Elit in Bayan Baru.

    Setia needs to work harder to get big anchor tenant. If truly serious about SPI development, they should plan something like Setia City Mall. How about another Tenby International School? Badminton Academy? Hotel? Tesco? Parkson? What’s the selling point any way?

    I found the the concept is good with commercial lot and residential in upper deck especially in Bayan Lepas district. This is something like Singapore and Hong Kong as you can see that Penang is an Island like them. Condo and houses cost in Penang Island will appreciate in the matter of time unlike other states in Malaysia.
    What I can say here, it is worth to invest for this piece of project with the second link of Penang Bridge in the pipeline. I foresee SPI mwill going aggresively to boom up this Bayan Lepas area include big tanant like Tesco and Giant. SP is already committed to convert PISA to SPICE in its charter, he wll continue to develop in Bayan Lepas are….my 2 cents

    If no long-term development plan that might add more convenience to the community, at least improve on accessibility…

    Sigh.. can’t they build a road to interlink with Desaria and the old Sungai Ara or widen the existing one. Ideal at least is building one to link to the airport. Surely Setia could do better. SP Setia can’t just introduce a block of condos or two or three here in this nice piece of land when the only access is Persiaran Kelicap, and then sit back and allow the residence to pray for divine power to improve the traffic!

    onered86, do you ever consider the traffic noise pollution factor for Setia Tri-Angle? Those units all facing persiaran kelincap, all the cars from setia perl island plus other housing projects like meridien will pass through there day and night, because it is the only road available.

    traffic noise, pollution, shadow view from reflection, meridiean are all under my concern. But no choice, I like the location. But unfortunately, the maintainece fee too high, not suitable for me. I still look around sg ara area. I love fiera vista, but too late to book, price shoot up very high now… any one can recommend 400~600K condo in sg ara?

    That is almost 440 per sft. SP Setia is not worry nobody take up those bumi units as FV is sold at 410 per sft onwards for Tower 3 and Setia Tri-angle is sold at 425 per sft onwards. This part of Sg Ara will be around 400-450 per sft onwards. Might be touching 500 per sft in 2 years.

    I checked last 2 weeks, top floor still got 2 units left. Some people might wrote down the name and gave RM5k cheque to book (to occupy) while searching for others, they might withdraw one. You could call SP Setia to check if all high floor units really taken by buyers, or they just wrote the name only but keep dragging to sign SnP. You can try to kick them out.

    Leaving traffic and congestion worries aside, I think Setia really build to quality. I’ve been observing the progress for Reflection for many months. I couldn’t help but admire the quality and workmanship.

    the floor is still concrete slabs and no good sound proof from upstair/downstair. The red bricks is only good for sound insulation between rooms, and may be your neighbors who sharing the same walls..:)

    I drove by many other condo projects besides Reflections every day. Besides using red bricks, besides how they lined the bricks, I also noticed that they take way longer to finish one floor. Compared to other projects which completed 2-4 floors in one week, Reflections has been taking more time for the concrete to dry. That time they were not even working on adding furnishing / tiles / windows / doors / plastering. They were just concentrating on building the framework. I feel safe that the structure is stronger than other projects that’s going on nowadays.

    I remember Elite Height sold at more than 400psf because of Jusco thingy. Even though the price has gone up, might be at single digit gain because of Jusco not coming.

    Maybe should lodge a complain on the access road issue? With enough people, the “voice” will be heard just like the hill side development. Any idea how that can be done?

    I think the new development (at the club house) should not be allowed until a 2nd link road (to Desaria?) is built.

    I don’t think setia would respond about the road issue. They screwed up my house number and did nothing to rectify it. Simple thing such as this they could not work out with MPPP, what’s more the access road issue.

    Having McD is always a good sign and also the centre of attraction…McD must have done their research before comming into this area…So i guess this is something that people is waiting for. With McD, i think better tenants and F&B will come into this area…

    SP Setia is really doing a good job to make this area into a township and I think because they took the lead, Sg Ara is now a prime location and now all other developers are also coming in to bring up this area…

    I remember when I was schooling, riding my bicycle in that area is really kampung style or jungle…haha…

    I just took a drive around that area and I think I am impressed with the developments going on there…

    Isn’t that SOHO? Should be the most expensive part of Tri-angle. I think min RM500 psft since the apartment already sold at average RM450 psft.

    Just visited All Seasons today, very successful with many branded restaurants and shops open there. If Setia Tri-angle commercial lots can achieve something similar, it will be great.

    There are Primary, Secondary Schools along the road….maybe you are not from this area…

    Yes, there are a few malay primary & secondary schools along the road. Chinese primary schools is only Zhong Zen near old sg ara pasar. Nearest chinese secondary school is Por Thi at Lip Sin.

    Expand the road first, else who want to stuck in the jam just to visit the shop houses there. Better directly go to QueensBay Mall, the travel time may be almost same or shorter.

    If setia really plan this well, this will boost up Sg Ara area. Will tremendously help One Residence as well.

    Expand the road first, else who want to stuck in the jam just to visit the shop houses there. Better directly go to QueensBay Mall, the travel time may be almost same or shorter.

    Only jam during time to work and back from work. Normal time OK la. Every time QB also sien la. I also visit different area frequently.

    For the case of All Season, there is no better alternative in short distance..it is very far away from Farlim/Air Itam to QueensBay or Gurney. Sg Ara is different case with short distance from QBM. Setia Triangle need something outstanding to attract the crowd..
    D’Piazza mall there even the corner kopitiam (best location!) also cannot survive, inside there like dead town except some pasar malam style “XX fair”. Only can rent to those developers offices and make show rooms nia..

    For Setia Triangle, if you emphasis on the narrow road, I guess the residences here will prefer not to go to town after back home.

    And, widening the road will not going to help if your point stand.

The big road outside there also two lanes + two lanes (some part even 3 + 2) and can access directly to Jalan Tun Dr Awang which also under road widening, then can access airport round about. I suggest those who comment should personally go there and see.

Every day I pass by those Bayan Baru traffic lights, even not rush hours, it also take you so long to cross all of them.So, those Bayan Baru people live in hell lor. BTW, which part in Penang is heaven that doesn,t have jam at all during rush hours?

    Different people, different needs and preference. I actually chose a condo in sg Ara rather than bays water for own stay. To me, hillside greens and fresh air better than polluted seaside. No right or wrong, just preference. If buy for investment, better know who the potential buyers are

    Doubt there will be hypermarket as the space is not that huge …. unless those Tesco starts thinking setting up “express” store. In UK, Tesco Express is typically located at small shop lot in big cities. Things are more expensive though. The most likely supermarket would probably be sunshine if u ask me
