    73.5 x 20. This will be a new benchmark for the indicative price for Jelutong. let’s hope it’s only indicative.

    The project site currently occupied by squatters is behind a low cost flat building completed some years ago. Developer must have acquired the land cheaply years ago. This area is highly dense with minimum of 7 blocks of low med cost flats.. Access is a bit restrictive and narrow thru’ all the low and medium cost flats with both sides of the road parked by cars . So this is a very negative setback in my opinion..

    Pricewise, it’s not competitive at all as market rate for 3ST (20 x 70) in Jelutong is RM 1.1 with better location and access…
    Developer should consider setting price at RM 900K onwards or some kind of incentives to attract purchasers… Wish them best…

    Another terrace house project hits above RM1mil. If compare Penang to KL prime area(like Damansara), which one more expensive psf? Penang end up like HK, multi-millionaire only can stay in landed property. We white colar, stay in condo(the best)….. :-(

    Indicative from 1,3mil onward, to me its obviously over-priced. I don’t see any specific strong points to justify for this, G&G with club-house?

    Check with the sales person. The price is correct, 1.288Mil. And only a few units left! Crazy liao… :(

    Yes is behind many blocks of low/medium flat, some more in Perak road/lane – penang famous ‘black’ area

    Together with Vista bukit Jambul, these 2 duo are just trying their luck with the record price for 3ST in the Island. They have nothing to lose, guess the land was bought years back with dirt price, even to get rid of squatters also didn’t cost a bomb. I doubt that those units being taken up were actually from their own directors/staffs/relative/friends. Whoever so kiasu and go and buy one must be really desperate or too much cash, even no free interest scheme.

    Any area is the same.You can find any ‘black’ ppl anywhere.Perhaps the head of the ‘black’ clan is living next door to you in your ‘high’ end area. Basically although it is a lil high for the Penang property market, cant deny that Jelutong is the most strategic area to access to anywhere in Pg. Hence the price. At the least it is a solid land comparatively to higher selling value for a reclaim land. Btw Queensbay area is reclaim land.

    How do you justify the $$ to the area?
    Convenient to local amenities? (Located on the outskirt of town within a driving distance without daily traffic jam)
    Convenient to the airport/B.lepas area? (Jelutong expressway is within 5 min away)
    Food? (Vast choices)

    Been to the site and met the developer’s site manager. I question him about the entrance and he told me the road will extend to 50 feet wide. It was included in their approved plan. If it’s true, then it won’t be so pek chek d…

    Am purchaser for this project. Though a lot of u likes to talk abt how bad the area is, but u guys nv tot of the future potential. Juz compare the value 5 yrs ago n now, then u’ll know….

    Been to their roadshow, they will use 2.8″ x 2.8″ floor tile in living room & dinning room, and their balconies fencing using all tempered glass which feel its very modern and unique, I think no other dev is doing for terrace…. also their staff showed me the approved plan for road expansion, so 50ft wide entrance. won’t feel pek chek…

    i stay near the area. in my opinion, the 3ST is overly price for the location.
    for rm1.28/1.38mil, your hse will be facing so many low/medium cost hses.
    after the 50m road expansion in the future, the number of access road still remain as ’1′. ‘pek chek’ wont go away but maybe will be less.
    about future potential in terms of price, every landed property prices will hike up with time, not only this project.

    for the same price, i believe you can still get a better hse.
    remember…it’s 1.28/1.38mil and not 128 ringgit.
    anyway, the choice is still yours :)

    Hi Low,

    I am sorry if i actually offended you by giving my blunt opinion in this project. On your question on how i justify the value of the area, i don’t have an answer for you as this is only my opinion and preference. As a buyer, i always visit the actual site. Surrounding is very important to me and i just disliked the area. The entrance itself is a big turn off for me as i have to manuever my way out avoiding the Bas Sekolah. Yes i still think it’s Pek Chek with the super narrow road…

    We are talking about million dollar property here, I would always prefer a little sense of attachment to my property where i would be proud to say “hey, i got one here too!”. Unfortunately, there’s none for this property as the feels is none during site visit.
    Well, i will not add further less i might get on your nerve.
