    Wow, so fast already reach RM550k+ market, hopefully can reach RM7xx after O/C obtained or probably few years. I feel it’s very reasonable man, 4 season already selling at RM4xx per sq ft, after O/C maybe 4 season investor sell RM550 per sq ft, try to imagine, 1,650 sq ft x 550 = is already 900k !

    To those sour grapes that cannot even get a unit, please consider again, even central park has already reached 8xxk. Do you know nowadays people prefer staying in Condo compared to Landed already?There are a lot of 5xxk – 7xxk landed, but yes, in teluk kumbar or balik pulau, do you want to stay there?

    Yes, I know. Mr.Teoh mention 750k is already sky high. I just help him to push up the value in one short to make everyone happy. :)

    Just want to let the Mr.Teoh know the price is not shouted by him. It is much depend on market demand & supply when the time coming.

    The_truth, I hope you understand. Old DST houses in green lane is also priced at around 7xxk-8xxk while condo in central park is selling at 8xxk. How can you explain?

    Hmm… interesting topic to discuss. Let share my opinion:-
    1.) First come to first, do u able to find a DST (let say standard size 1400sf) in greenlane area which is 200k. That’s why they rather buy for new condo with lower reno cost.

    3.) Central park is selling at 8xxK. That’s so called asking price. Please survey around how many transaction being done and how hot is it.

    Try to ask your property agent, if a DST in greenlane (well maintain condition) same asking selling price with Central Park, which one will be sold first?

    If want to have an even more fair comparison, please compare those “New” Condo & “New” Landed which is located in the same area. Let the market transaction answer your question.

    2.) DST in greenland is old building (some even timber flooring) which need min 200k reno. That’s why they rather buy for new condo with lower reno cost.

    3.) Central park is selling at 8xxK. That’s so called asking price. Please survey around how many transaction being done and how hot is it.

    Try to ask your property agent, if a DST in greenlane (well maintain condition) same asking selling price with Central Park, which one will be sold first?

    1) If you have done your homework, you can try to look around in iProperty and you are still managed to find a lot of DST / SST @ 8xxk written negotiable, you can try to go around and give them a ring for better negotiation.

    2) I gave my comment above, mentioned about Old landed property in greenlane

    3) Try to look around for property agent, even my friend bought the cheapest at 820k for 26xx sq ft (seems like you haven’t done your survey yet, it’s ok)

    4) I’m talking about the demand, not everyone will choose landed when they have option
    a) New condominium 8xxk
    b) Old landed 8xxk

    If you do think that you want to compare New and New, I think the developer of this project did a crazy decision for selling 3-storey terrace 3k sq ft at 890k

    Haha.. Mrtruth comparing old semid with new condo+facilities. Mr, if you really think 750k can get a good unit semi d in greenlane area pla give me a
    ring. I still have 3mil cash which i want to invest. You are dumb enough to give such comment, i had hunted for months before i bought shineville. Yes i found few units 800k+- but do you know the conditions? Lol.. Need to spend alot to touch up lol.. But thats about 5months plus ago.. Now i cant guaranteed you still able to get that price. Maybe got but not good location or without proper roof.. Lol jz kd.. So mrtruth please talk with data. Go and get me some semi d if you really found. I dont mind pay you commision 10k to 20k. I willing to pay rm2mil for 2x semi d. Thanks

    Mr Lim & Mr Teoh,
    I agreed with both of u. I m a housing agent, so that i know well the property market, 8xxk only can get terrace which is timber flooring in Greenlane, for concrete unit is now 900k++. This project is the cheapest in the current market i ever seen in Penang. This is the truth, but mr.truth couldnt accept it. maybe he is jealous or he cant afford to get one. haha.
    All Season Park Autumn Tower is now asking for 400sf++, I m confident this condo able to sell @ at least 700k in the future.

    Straits Garden @ Jelutong
    400sf, Rm268,000
    600sf, Rm399,000
    maintenance fee = $0.25/sf
    So how about the price For sub-sale at Shineville park??

Only pay for 800++k .Pls let know ASAP. Many my friend want to buy, i will pay for u 20% commission, so I waiting for your Good news ok! Thanks very much.

    Even nowadays, it’s not that easy to get new launch property from RM3xx per sf onwards liao, market already crazy and now it’s all RM4xx per sf onwards.

    Maybe Mr Truth wants to buy property after it’s up to RM5xx per sf, and we already made twice the bucks!

    Nowaday every where is launching new projects even subsales are overall RM400/sf++, will be reached RM500/sf++ overall in Penang after 2 years, this is the truth.

    in current market even very had to get 3xx/sf for condominium, condo in Georgetown like halaman krystal, sri york, summer place, the spring, jelutong & gelugor area like bayswater, symphony park, even LMC like Taman Kheng Tian and Harmony View are all asking at least RM400/sf++, i believe the subsales property price can be hit up to RM500sf by this year end or next beginning of year.

    When Shineville Park is completed, this condo with residential concept without commercial, low density(299units only), big living space(1600-1650sf), unit comes with 2-3car park, fully facilities(even Badminton court & tennis court), cheap maintenance fee(around RM200 only), nice town view or kek lok si view, far from traffic noise, located at center of town, short distance to greenlane highway, air itam, farlim, georgetown, greenlane, pulau tikus, nearby commercial center like All Season Place, sunshine farlim, farlim wet market, farlim commercial area, econsave, nearby school like Chung Ling HS, Heng Ee HS, Penang Free School, Convent Greelane, Chung Wah HS. with these all potential benefits cant even sell RM450/sf in 2 years later compare to mostly all condos are selling RM400/sf++ nowsaday for the subsale market & RM450-1k/sf for all the new projects? any comments?

    Wilson you have your point and i think you are right, i might consider to stay or maybe for investment, because in the future when my childrens grown up, there are many schools nearby which is i will be free from hassle. wilson, are you planning for your own stay too?

    i just found this site and realized i might be the one stay next door to any one of you :)
    i bought level 30 too.. my brother bought level 10. both not for investment. Lucky i got one unit as market price are crazy now for condo.. maybe our penang area are too packed and not much land left lol…

    I registered for the tanjung tokong project 2 yrs back, wait until cannot wait and afraid the price will be pricy so i took up shineville. any news from it yet? i check from the office they say they gonna build terrace and condo, detail info not sure yet

    Dont forget, it is built on a “special” land! Anyway, you can call for higher than RM680k, Nancy. The deal will be done if there is a buyer come to you and willing to buy it. A seller dare to sell at high price, a buyer willing to buy, then close the deal!

    Our project estimated pricing list. We will keep monitor housing price and do comparison like other Developers as well.
