    i’ve collected the key. So far don’t have much defects except cracking on few area which i assume i’m quite lucky.

    For water leaking, i’ve yet to do the experiment.

    inspected mine too … 2 concerning defects … 1) water patches along the wall & arch over the window in the upper living room…suspecting leakage from external walls. 2) one of the drainage pipes by the porch seems to be blocked block cement.

    other than that, pretty satisfied … rather up to mark finishing.

    You guys still didn’t get it huh. I said I also own a house there what. It means I own the house at chicken farm and also a house at PS. I bought PS because of its location, so near to my farm. Price n design also nice. My friend did the same thing. So, you want us to move our chicken farms, sold the present houses and also sold of the PS houses and buy new houses at new chicken farm location ? You think only you know laws. My daughter and son in law study law at England one.

    Very dissapointed with IJM! Seem like IJM handover process is so poorly unorganized. Obtained VP but house is not ready for TNB and PBA connection. Is that called VP (ready to move in) when full amount payment had been make? Defect complained also poorly handle with no specific person to be follow up with. Seem like pushing to each others. Come on IJM! Worst is… Ask about missing heater plug point no one can answer a proper question. All seem totally lost knowing nothing about the project. Furthermore, what is the purpose of a wire came out from the front fencing wall on top of the auto gate box? Is that for fence lighting? But why just one side not both?

    I have same disappointment too. The administration office of IJM only open on 1 saturday and 2 sundays for the purchasers to collect keys. Sure will be fully booked during these 3 days. The attitude of her staff also bad and cocky. sigh…

    Yeah! Services so poor. Most developer do open on weekend to smooth up the handover and complain process. Staff showing cocky attitude. Never thought will have this problem with IJM.
    They take everything lightly and slow. Doesn’t seen any commitment in their work. Even the retention pond ( taman) drainage water improper flow and stagnant which will cause unpleasant smell and mosquito breeding.

    actually from my personal experience the handover process was rather good. after my initial inspection, my parents visited the house again (more than once) and was accompanied by the supervisors on-site taking photos etc. they already started attending to the defects liao. staff also very friendly ler … strange to hear of your experience.

    can get kang tau for fresh chicken ah? plan to do bbq after moving in haha. my garden is directly overseeing the chicken farm lol. I can see that your friend has kept the operation rather clean and tidy. hope to meet up with everyone soon.

    I actually I only sell my chickens and eggs to wholesellers whom sell them to wet market chicken sellers and hypermarket owners as I am too busy ma. I am chicken farmer not chicken seller ma. Ok lah, NVM lah, for the spirit of PS neighbourhood, only PS, will sell to you all cheap cheap lah. Yalah, we have to keep our operation clean and tidy ma cos we also not dirty ppl ma. Only we cannot control the smell and air, so no choice lo. This probably will be my last post as I am going to be very very busy with coming CNY increased production ma, if not wholesellers will scold if not enough chickens and eggs to supply.

So, all this while, you scare you cannot sell ur PS house, so wanted to chase us out ? Before bought it, you should have thought of the chicken farm and smell first ma and be responsible investor ma. Anyway, no hard feeling, we can still be good neighbour ma. I think too pity to sell now unless you re desperate for cash.

    If not mistaken when oc optain, developers should be ready issue for pba and tnb application. How come branded developer like Ijm cannot provided this kind of basic thing? Better don’t decrare oc optain la. Bank already take another 20% mean I have to pay extra interest charges without fully oc optain condition. Ijm better ur don’t spoilt ur branded name la. So bad..

    YES. That should be the condition when OC even stated in SnP agreement that last phase payment is with the now is ready for vacant and water and electric supply ready to be connect. But nw money ady took away but house not ready for vacant with no electric and water. Worst the warranty period already counted since VP but after a month now stil can’t test electrical systems and water piping systems and water leak. Jz feel IJM is even worst than other smaller developer. Dissappointed with the trust given.

    Ya.thank for remind me. I refer S n P agreement schedule of payment item no.3 is “on the date of purchaser takes vacant possession of the said building, with water and electricity supply ready for connection” then payment 12.5%. Total 92.5% to date. I check my e-account bank statement already release 100% on 8 dec 2014 after exactly 1 week I get the key. Anybody can advise??

    Yeah! Defect repair progress also been slow down due to no electricity and water supply. Jz wondering “Is this my fault or developer should be blame?”. Get worst is their office didn’t open on weekend. All matters need to be done only on weekend which is very hard for us to attend as we all also need to work ma..! Rarely see developer office close on weekend but it happened on IJM. Renovation work can’t start while rectifying defect complained still in progress… My progress to move in also delay. Everything delay. Overall I’m so “impress” with IJM. The best quality and services as claimed.

    My defect claim summit on 8 dec, base on their feedback normally repair jobs can be done within a month. until today I can’t see any progress job done. I don’t think they can deliver good repair job on time. Everything keep delay, only one thing super fast, request bank release money.

    just got to know PUB forms can now be collected for E & W applications. Deposit for TNB is c1.2k ringgit!!! … so i have heard. I’m in no rush to move in or reno but i feel your distress :-)

    For those hse road infront have pool of water that is due to previously thy dig back the road after its been tar. As thy repair the piping below the road. And for the air cond I have ask thy said it is inverter type. I’m agreed on making a page in FB for commitee and to share our ideas and easier to set a meeting in future. We all should meet up and face IJM to talk on our issues.

    Missing WATER HEATER 3 pins socket power point ( master bedroom/bathroom 1 ) , type D semi-link. Anyone 100% sure that this is confirm a DEFECT which need to b rectify by IJM ? Such socket can be found at Bathroom 2 ( 1st floor ) and Bathroom 3 ( groundfloor). Non-exist in bathroom 1 ( master bedroom)

    For master bedroom, this is the design. We need a different heater which place on top of the ceiling. Initially i thought it was a defect and i do raised it. lol. But after that my friends told me it is not and this is common for recent bathroom design. :)

    For the masterbedroom, it comes ready with internal piping for hot and hold water … like the ones we find in hotels. And the tap is also different from other bathrooms in the house. :-)

    TNB is in seberang jaya. PBA is in Taman Ciku. Collected the key and did the inspection. I would say the quality is below expectation. I heard the repair is slow. Some already submitted the complain 6 weeks ago and still not complete. The developer management shall improve.

    Dear All,

    Just heard from my mum many houses got their water/sink/toilet taps stolen over the weekends … my house included. If yours are still intact, would be wise to remove them now for safe keeping.

    A report has been lodged and IJM will be replacing them according to my folks.

    Be vigilant :-)

    Suggest to add drop bar “palang” at the main entrance. The guard have to check the sticker and record the the identity of people without sticker. I also don’t see he guard patrol every hour. This is a must.

    – the wall crack inside+outside+gate area.
    – water leaking
    – correct amount of lighting point n etc
    – toilet paper holder

    I saw there is one family moved in ady. 8-10 hse under renovation.

    Did anyone receive the Notis Kadaran from MPSP? I’m not too sure but I think the amount is a bit high. I heard that they will normally put the amount higher and then allow owners to appeal and if a certain percentage of owners submitted letter of appeal, it can be reduced.

    Yes, it will be good if we can provide a reason. Other than saying it’s too high, I can’t think of any other reason. If anyone can think of a good one, please let us know and we can put it in the letter.

    But I think it will be even better if everyone can work together and send the appeal letter. They definitely won’t be entertaining if only 2 – 3 person submit the letter compare to more than 10. If they decided to reduce the rate then everyone can benefit from it.

    BTW, did anyone create a Facebook page / group as as mentioned previously? If yes, please share the link. We can share stuff related to our taman there.

    Did anyone realize there is a serious crack in our drain?
    I check with my contractor and he said it might due to the sinking of our land.

    I just file a complaint this morning to IJM management team in their office.

    I ask them to sort out a way to prevent it instead of filling in the cement again and again as it will crack again after 2 days.

    crack is jz a small matter on surface, jz worried is the ground settlement that will cause ur whole structure unstable. I believe is the existing ground swampy area and their ground treatment problem. d road in front my house ade sink down and kena water ponding…but if developer push it to reno contractor, dey wont really sort it for us.

    I haven’t start any reno that would touch the cracking area. Thats y i’m getting abit pissed off when they do nothing on my reported defects while i’m rushing to kick start the civil work.

    cracking in car porch and drain is due to earth settlement. Please file it as a defect and make sure IJM carry out the rectification work within 30 days as provided in the sales and purchase agreement. if they fail to do so, please look foe me. I will guide you the way.

    Basically, i called them yesterday and make a serious complaint and told them i going to ask my contractor to fix all the defects and will claim under IJM as they didn’t fix for me. The main point is need to tell them how long you’ve raised the defects.

    Surprisingly after threaten them yesterday..the IJM contractor finally call me and promise me they will fix it by next monday as they are lack of workers now and ask me to drop by to verify the defects.

    Yes, i do agreed with you, IJM after sale service is way below my expectation.

    Just FYI, the IJM contractor told me that the expert on ground settlement already came in and is working unit by unit to fix all the cracking issue. Perhaps anyone here get a call from IJM and inform you guys there are fixing the issue for you?

    I’m owner of the house for Santuary Garden, I facing same problem with the defect complaint that not any serious action to complete the defect. I’m going to call the lawyer to send the official letter to the IJM Developer under the Sales & Purchaser agreement term ” Defect Liability Period “.     yup..our master room heater is tank type. I got that in “sin jin tat”. The shop js nearby the bkt minyak industry area. I got my downlight and fan from the lighting shop nearby the 7 long koay teow teng (taman bayu mutiara). But so far i haven’t bought any heater for the another 2 bathroom.

    Just an update to whom that having the same problem (Pillar cracking, drain cracking, and fence cracking).
    The ground settlement expert visited my unit (a chinese guy) and he said IJM itself will only will repair the crack area and make it look nice instead of solving the rootcause. Thats the thing they can do for us in this 2 yrs time (Warranty period).

    Hence, i will knock my gate pillar and rebuild it. For drain issue, i will get IJM contractor to knock all the cracking area and i will get my own contractor to cover up the drain with cement+pipe.

    Please share your thought for these cracking issue as i guess almost 99% of us having such defects now. :(

    Dear Newbie,

    Your defect is consider serious issue. The fence and wall crack issue is due to the ground water lost and ground sink down. The is cause of the project engineer miss calculation for the ground water level. As I know during the project running is consider raining session and ground water settlement is not done is proper way. Touch up cracking is just temporary only after few month the crack mark will be happen again. The ground sink down more seriously is near to Indahwater area. You have to talk to your S&P Lawyer to send official letter to IJM developer to claim all your defect under term “Defect Liability Period”. Base on that term you can make the claim, if the developer can’t meet your expectation of their and time frame.

    Unbelievable that IJM project so terrible. IJM claimed them as quality come 1st developer but from this project it’s so terribly not. After sale service is suck to the max! House fence, car porch, drainage, road and road divider are all crack and sinks. Furthermore the garden which served as retention pond also full with rubbish since day 1 OC. No action taken till now after few complaint. Hello IJM? Are you awake yet? To new buyer.. Pls beware!!! Don’t say we never share the problems.

    An alternative option to seek recourse for inaction of defect claims is via The Tribunal for Homebuyer Claims (http://www.kpkt.gov.my/kpkt_bi_2013/index.php/pages/view/370).

    Cost is minimal and here’s an extract on how to file a claim:
    1. Homebuyer must file 4 copies of Statement of Claim (Form 1) at TTPR’s Registry together with the prescribed fee of RM10.

    2. The amount and particulars shall be stated in Form 1 which shall be signed or thumb-printed by the homebuyer.

    3. The following documents must be attached to Form 1:
    a copy of sale and purchase agreement – Non-Technical & Technical Claims
    a copy of Letter of Vacant Possession – Non-Technical & Technical Claims
    a copy of certificate of completion and compliance Claims (CCC) – Non-Technical & Technical Claims
    quotation from contractor – Technical Claims
    photographs of the defects – Technical Claims

    A copy of Form 1 shall be served on the developer and an acknowledgment from the developer must be obtained as a proof of service.

    4. The developer shall file its defense in Form 2 in 4 copies together with the prescribed fee of RM10 within 14 days after the service of Form 1 and it shall be served on the homebuyer.

    i complained and shoot them directly previously as they delay my work > 1 months and i call them everyday after the duration to chase them to get the work done. Obviously, this done the magic. Sometimes when we called more than4-5times and still no action from them, we shall change our attitude abit so that they can get the job done!not to say rude nor hush..but just to make sure we wanted this to get done.

    For those cracking part..its been weeks (maybe 1 – 2months) that it didnt re-occur again. I hope the ground is finally settle down and stop sinking.

    Please be careful for your all toilet water-tap, their many house water-tap is stolen after the defect hand over. Better ask your renovation contract to remove it and fix is again after the renovation work done and you have to change the main door key lock. Because all our key is handle by many defect contractor during the defect work in progress. For yours attention.

    On 26 May 2015 0750Hrs, there is a guy jump thru my fence and get inside my hse compound. Luckily I have saw him and scream at him before he manage to get in my hse or stole anythg. Bt I manage to saw the suspect face when he turn his face towards me when I scream at him. Has lodged a Police report on this. Today the operation manager (BlueForce Security Service) Mr.Pang call for a meeting. He try to cover up this issue by telling me that the suspect didn’t work with them. He show few photos of the guards working here but the suspect is nt in it. Every owner that already move in and IJM Land Berhad site office worker can recognize him but it been denied by the security company manager. He tried to push the blame on me that I suspect a person that is not exist. I have already push and demand IJM to change this security company but to go high management and push harder I need support from all owners. We need to voice out for our own safety and security. We can’t let this incident happened again to others. Worst is they said their team will include K9. Bt till now I never saw any K9.

    I know recently the security has been changed from blue shirt to white shirt.

    Today when I went back around 3pm, both security slept in the guard house and even i honk multiple times they didnt know too.

    2 of my construction suppliers told me no one block them anymore when they enter our area. Compare to last time, the blue t-shirt will ride motor chase them and ask them out for registration.

    around 6pm, i noticed few strangers ride motor enter to our area.

    Tomorrow I will complain to IJM about this. I need all your support. We must really setup good security post and barrier to stop all strangers simply enter our housing area.

    Yes, pls go ahead with the complain , may ask them to call up a meeting with the resident so that we can address out our concern ,
    1. Security issue of our Taman
    2. Rubbish collect schedule
    3. Setup the barrier gate at guard house .

    No, I didn’t fix CCTV but due to this incident I had already quote for alarm system. It’s my mistake too as I didn’t capture his act thru my phone at 1st. But police do promise me to take action if that guy come back to work again as I can recognize that fellow. Problem is the “BlueForce security” company trying to avoid the responsibility by changing all of the previous team away just to close up the story. That really piss me. Mr. Pang (BlueForce Operation Manager) even told me that guy i not their worker. Bt according to Sandra and all other management team guy.. That guy already guarding the IJM show village for months. It like “WTF!”. I urge that all of us jz be active in our Sanctuary Garden FB page so that we can discuss anythg in future and also in the road to form our committee. By the way… I’m “Lorong 8”. You?

    Any complaint jz straight to the manager. As before I ask for him to brief me on their SOP but he can’t tell me anythg bside car without sticker they will stop. I ask him regarding my contractor and friends said they sometime been stop sometime no. He jz said will follow up. Worst ever security company. Since our committee havn’t been form so that is why we didn’t hire own guard and it’s out of our control on this guard.
