    Hi, i just back from there. My family also like their concept. I quite like their design and i feel it is more trendy. I heard their sales personnel said that the strata title is different with apartment and the outlook of the house design cannot be change or re-construction. Their linear park impressed me, especially the slideshow they showed us about the linear park landscape. I think i will reserve a terrace lot at there.. Now considering which row to take, 1st row is near the main entrance 20×85 (368k) or 20×72.5 (358k).. Any idea?

    If working in Kulim is good. But I think will face some traffic issue if going to island in the morning. It should take at least 1 hr to reach FTZ in the morning.

    Pearl Villa is further. But from there you can use Bukit Tambun exit. For TR, you may need to use the federal road via Bukit minyak to use juru exit.

    I have not try those routes before, sorry that I don’t have good comparison about the traffics.

    Ya, my concern too. Pearl Villas, I can directly use the Bkt Tambun exit to bridge toll; whereas BM area will need to use the federal road. I will go to the site and check out the route from there to Penang island.

    I had been to the sales office last weekend, love the concept and layout too…

    Anyone know about the background of the developer? As this is the 1st project by GTM land. Heard from the sales that the big boss have strong financial background that’s why they are able to get UOB bank to support them as bank panel…

    Any comment?

    zero lot is the some sort like semi-d, but it is calling as zero lot by this developer. it is still a different in the built design vs semi-d. the show units will complete in early sept i heard. and u oso can go to their sales office.

    Zero lot semi D means you don’t share ur house’s wall with your neighbour – one side of ur house is ur garden, the other side is your neighbour’s garden.

    concept of zero-lot is a combination of bungalow and semi-d. you’ll get a bungalow, just that one wall is without opening. why zero-lot? cos the “bungalow” is with ZERO setback from one neighbouring boundary but there will still be a minute space from the boundary/lot itself. your neighbours can enjoy privacy provided by your wall but they cant touch your wall. this is the first project in penang to obtain zero-lot concept and many others are following…

    I like thier concept and quited tempted to own a unit there. One thing holding me back is that this is their first project and not sure whether they will execute this project according to the plan. The SA mentioned that they will engage architect/landscaper (?) from G-Hotel for consultataion on the project, does anyone know whether this is true and know the name of this firm?

    Hi Josh, The landscape architect/ consultant which is LandArt Design Sdn Bhd. There is a signboard in front of their site published all the list of their consultant firms. Their site progress is moving fast now. Now they are opening registration for phase II(b). Yes, conceptual development is rare in surrounding area in BM.

    Finally, got chance to visit their sales office recently. Everything was OK, SA was very professional, very impressive. So kind to also bring me to site, view from top was superb, saw workers trying hard to finish show village on time, in time for grand opening 17th Dec (still skeptical though). Then inquired about specs, and was told that car porch only cement rendered nia, I’m like, urhh…for a house > 0.5 mil, car porch cement rendered? Hard to accept. I mean SA keep on saying GTM wanted to be different and be the best, branding etc , but why give cement rendered car porch? no doubt they have done an excellent job till 99%, but this remaining last 1 % is really putting me off….. some more SA says BM housing project is all like that mah, car porch cement rendered only, OK, but I thought GTM wanted to differentiate their product from others?

    Interior specs are all ok, I would even say above average. That’s y can’t really understand why give cement car porch only? It’s totally againts their strategy for a differentriated product. And they claim that house in “move in” condition, mana er, you need to engage and coordinate with contrator to do up the car porch, just imagine the mess (mixing cement, delivery of tiles, contrators in//out etc) it will create for the whole G&G area. Why oh why they do this?

    I almost bought a zero lot, until was told that car porch cement rendered nia, I now need to rethink.
    SA told me all houses car porch are cement rendered, I’m surprised why purchasers did not give feedback to GTM, btw, did you not check the spec?
    Some may say this is petty issue, but I think this shows how committed GTM wanted to be the best, they have gone extra miles to try to create values for this project/purchasers, they should walk the talk, but why leave some chiu boi, this I can’t understand.

    Thanks for the info. Cement imprint is fine, I can accept, but was very sure SA told me at sale office it was cement rendered. I even asked why not cement imprint, they said cement imprint not good caused if spoilt, cannot be replaced. I will calrify with them again.

    Actually, bm is the good place to stay, a lot of population there and quite a potential for development, however, there was few problem need to be solve here,firstly, need good and wider road for better connectivity with other places, express way is the best. Secondly, always heard some place got flood may be drainage system not good enough. Thirdly, railway track is everywhere for excess to the prime area. All this make the bm like far away from butterworth, island, north south highway and so on!
    Ok, one thing I have to said here people there are rich!

    Haha………this is kedah and Penang border!
    Usually this type of landed house project are far away from the city, cause need a lot of land for guard and gate concept.
    I can’t really imagine the price, if this project are located at place very near to the city central.

    I’ve viewed the show village,nice concept and environment. About the quality finishing also the best among developer in Penang. The real gated and guarded that cabling is in underground with 3phases electric supply. The developer keep their promises on the green linear park, they already build part of it. I can feel the overall environment after complete. Out of my expectation, this kind of housing project will appear in penang mainland. Double thumbs up for it. This is the best show village i ever seen. Developer please keep the good work up !

    are u interest to buy townhouse? 2 units available for sale at Taman Anggerik (jalan raja uda, behind Shell station). It is 1.5 storey, selling price is RM260k for upper unit & RM300k for lower unit.     that’s impossible to buy new double storey house for around RM300k in mainland, u can check it out latest 2 storey terrace house at Carnation Villa, GnG with facilities in Bukit Minyak, the cheapest unit is RM409k.

    Agreed with u KZK. Been to Hillpark sales gallery, their houses are really big compared to others of similar type.. even though pricing are ard the same. Development on hill land n better location with private club house even though mthly maintenance fee is a bit more expensive .. Really luxurious and most exclusive I ever seen so far in Pg..
