    Got, pearl garden :) .. Frankly, for gated community, I would recommend to go for more expensive housing area. Just to make sure everyone pay the maintenance and has the sense of ownership.

    mandarin quarter only have 38 unit..
    the land size of the unit that i am looking at is 22×47 & build up is 22*35 …
    this is the smaller i have seen.. price tag from 420k onwards… wow…… a good buy??

    good buy indeed and the developer builds Asia Hills but 3 storey. They design is contemporary. I heard its gated….no fence?

    But overall, I think I will not go for this project, as budget limited, monthly commitment abt RM2K, so may have to consider Pearl Villas…but how come I didn’t see Pearl Villas project here?

    Just wondering why do you mention that its booked by special people?
    they got do soft-launch during last year christmas and new year eve at autocity, I know that and the public response was pretty good that time, quite a number of people already paid the booking.

    I thought it is already all booked, one owner want to let go their unit and asking for undertable so the price go up till around RM400k, it is worth to buy… My friend told me it is not tht high price in that area and economy crisis soon… so any advice to go or not to go…

    Phase 2 was named as Rivere Garden (non G&G)… ~400K….
    i think there is no view because it will be block by your opposite house….haha….

    I mean where is the exact location of Villa primero aka Tmn Naluri Indah… Is it same location as phase 2 you described before (west to the 2 rows of single storey houses)?

    If you believe Feng Shui, you can read Joey yap’s book on Feng Shui for house. No need to read all, just go to book shop and flip thru a few pages :)

    I do not know how to describe exact location of Villa Primero to you …the 1 i describe to Ling & u is Rivere Garden. But the sales told me Villa Primero is next to Rivere Garden, so it should be more far from river.

    FYI, i read all already, haha. As i mentioned, northwest for Rivere Garden is better fengshui if you buy for own stay. If you thinking of investment, most ppl might prefer house facing east than west loh because of the sun in the morning.

    In fact I directly went to bookstore to get a copy of Joey Yap’s books …..haha….but after read found that the unit facing northwest will impact on my husband’s health (where the huge telecomunication tower located); if choose unit southeast, river on right side, will impact on husband/wife relationship…..although not 100% confirm if my understanding is correct or not, but 1st screening already give -ve sign on the family member…..as per the book, 1st screening of surrounding is most important!

    Joey Yap has 2 books on house feng shui – exterior and interior. U read both? Exterior is about hill, river, terrain, lamp posts, other building etc. Interior is regarding the direction & location of main door, stove, bed etc, where u need to know yr hubby’s “kua” then divide the house floor plan into 9 quadrants.

    Hi, Yes, I have both book with me. I can’t 100% sure if the house is facing northwest or southeast, because the house was not there yet, i just base on the floorplan I get from developer, and I just do some simple “calculation” base on our birth year by refering to the books.

    If you read further in details, the exterior actually helps in activating the good stars or bad stars (quadrants) in the house. So, must be careful of what you’re activating as well. Try get another book, “Xuan Kong Flying Stars Feng Shui”. Anyway, i think fengshui is just guideline lar.. Just try follow if can follow lor.. i still believe in my 1st feeling when visit the actual site. “Do you feel like home?”

    Heard OPR or BLR is going down. If this happen, the rate will also drop (BLR – XX). XX will be lower than current 2.45. Just a heads up.

    I think this location is good. Buyers should ask the developer to build a proper road to Carrefour side & highway. Actually I don’t quite like current Taman Naluri neighbourhood…

    Ling, as far i understand, if BLR is high then -BLR will get higher too but if BLR goes down then -BLR will be low as well. It is always good to get the best -BLR because when BLR goes down the you will enjoy the lowest interest.

    From Pg bridge to JPJ roundabout, the traffic should be smooth most of the time. More cars from 5-7pm and sometimes traffic may move slowly in Friday evening.

    I’m not sure how many entrance/exit Villa Primero will have – through Tmn Kelisa Emas / Tmn Sutera Prima to NS highway or/and through Tmn Naluri to Jln Permatang Pauh.

    the traffic will definitely better than juru, bukit minyak or raja uda interm of distance and road condition (i mean size of the road) from island.
    not matter how, that will be only my personel point of view hope there was not offend to other that are owning the property at the place that i mention above!

    From Pg bridge, for me, the best route is to turn left into Jalan Siakap (in front of public swimming pool), make a u-turn at the small roundabout there, go over the bridge towards Tmn Sutera Prima and Carrefour, and use the road beside the river. However, the road quality beside the river is not good at the moment. This route can avoid jam at JPJ roundabout and longer distance through Bkt Tengah roundabout.

    Ya, traffic at B Tengah roundabout is much better than JPJ one. You can take this route to Desa Titi Panjang as well.

    Not to say better route, it’s just an alternative. Auto city route is shorter but sometimes you can be stuck at the highway exit and also the long queue at Bayu Mutiara traffic light. Non peak hour surely prefer autocity route.

    10 min to raja uda, 5 mins to sunway carnival mall, 5 mins to Penang bridge, 3 mins to tesco, 2 mins to carrefour, 10 mins to jusco, 10 mins to autocity, 25mins to queenbay mall,15 mins to bm, 15min to bertam, 25mins to sungai petani, easy excess to borr, kulim butterworth express, and north south highway, distance away(at least 500m) from high tension cable, g&g concept!

    I agree with the time duration given by William, for normal time traffic (excluding peak hour), may be to Tesco 5min, and autocity 15min. Another one, 15-20min to Kulim HTP.

    My gf is staying at seberang jaya. It’s one of the prime area that consider near to everywhere. My sister is staying at Desa Sri Jaya Apartment. The rental can fetch until RM700 for fully furnished house where the house price is just RM125K+. Not bad huh..

    My own family member experienced it before. Stayed with 3 poles around the house. She’s going thru chemo now. It may not happen to everyone but I just find it’s not healthy to be staying near high electromagnetic field areas.

    My relative says that eating durian can cause heart attack, her advice is better don’t eat, because she knows someone taking durian and then suddenly passed away the next day. It’s inevitable that people will make such conclusion and I can understand that.

    However, we need to be more scientific. We can refer to WHO for such issue. For someone who is still worry, then no choice, just stay away from the lines.

    For Villa primero, I think it’s quite far away from the lines. Though the current running in the lines are high, but its EM wave reduced exponentially with distance. Sometimes I think it can be safer than sitting just in front of a computer or in a room with wires running all around the wall, ceiling and floor.

    Villa Primero got phase 2 which will connect current phase 1 guard & gated. The developer still waiting approval from gov…so the phase 2 not confrim yet. It will come with swimming pool, so will share the facilities.

    Is far aways from TNB cable…but near to mosque.

    Guys, my last visit on Feb 2012 house completed ard 30-40% but dont think they building showhouse there. Starting price during soft launch only 373K for DST intermediate and price went up n now i guess ard 450K for same house…i guess u guys can look for 2 phase under Metro Jelata.

    There is a development in Bukit Mertajam area called Orange Villa…they are just developing now..but they have a showhouse,in a short period of time.But,I dont understand is this not possible in Villa Primero to have a showhouse???..come on guys, its more than half a million buy..First impression is very important…
