I’m interested with this…but called to developer, all sold out, left bumi lots only :’(
Wow, mainland also sold out so fast?
ya, especially those with gated community, very laku…
I wonder where else have gated community with less than RM400K?
i heard it was booked even before softlaunch by special ppl nya…. my advice. Go for big developer
@emily
.. Frankly, for gated community, I would recommend to go for more expensive housing area. Just to make sure everyone pay the maintenance and has the sense of ownership.
Got, pearl garden
Huh, booked by special ppl ar…haih…
Pearl garden arr, too far lo, i been to the site, a lot of flies n smelly.
What do u all think about Mandarin Quarters?
@emily
mandarin quarter only have 38 unit..
the land size of the unit that i am looking at is 22×47 & build up is 22*35 …
this is the smaller i have seen.. price tag from 420k onwards… wow…… a good buy??
good buy indeed and the developer builds Asia Hills but 3 storey. They design is contemporary. I heard its gated….no fence?
@den
Now only i notice the build up area so small…thanks for trigger me on this…
@Grace
Mean gated for the whole community, but no fence in between neighbour and us?
But overall, I think I will not go for this project, as budget limited, monthly commitment abt RM2K, so may have to consider Pearl Villas…but how come I didn’t see Pearl Villas project here?
Look like is a good location. I’m interested… All, how much now and any way to get it?
how much is the montly maintainance?
I’m interested for this project as well, anyone know when the bumi lot open for sales & how much? The monthly maintainance fees should between RM50-RM100.
wondering if there is unit available now….i like the location & the layout of the house… :>
is there any 2 storey terrace for sell?
Left few bumi lot but too many people under waiting list. Anyone know the latest progress?
this what I heard too, although I put my name too, but not put high hope :>
looks very nice … spacious. what is the selling price?
Just wondering why do you mention that its booked by special people?
they got do soft-launch during last year christmas and new year eve at autocity, I know that and the public response was pretty good that time, quite a number of people already paid the booking.
no avai unit anymore..according to the developer..sigh….i’m too late…
@
Manage to book DST during soft launch with RM373K.
The d/s semi-d is goin for RM699K….wonder if this price is worth at that area….any comment?
is the project under/nearby the big TNB cable?
near by there also got the project by same developer. That is not gated. If not mistaken also fully booked even not yet soft launch ):
nowdays buy property must know the developer only can get good unit and good price
The 2nd phase by the same developer is selling at RM398k non G&G and all already booked but can get the unit with undertable few thousands, is this project good or worth. Please advice…
@KK
I just went to their sales office last 2 months, and I was told phase 2 not confirmed yet. So fast already booked?? It is really unfair to buyer like us.
@Sam
I thought it is already all booked, one owner want to let go their unit and asking for undertable so the price go up till around RM400k, it is worth to buy… My friend told me it is not tht high price in that area and economy crisis soon… so any advice to go or not to go…
Anyone signed the S&P ? Took quite a time for the developer to get ready for the S&P. Wonder what is happening.
@KK
look out for high voltage cable which is a menace in seberang jaya, if your friends house is far away from it, go ahead and buy otherwise forget it
hi, phase2 has a distance from high voltage cable.
It will be good if the road next to river & bridge connected to Taman Sutera Prima can be widen up.
Anyone know when is S&P?
are bumi lots or non bumi lots still available.how much is the terrace house and the terrace corner house?
Any non bumi lots left? Very interested on it..
Hi Ling & BD,
Phase 2 was named as Rivere Garden (non G&G)… ~400K….
i think there is no view because it will be block by your opposite house….haha….
Where is the exact location of this phase 1? Is it between Taman Naluri and Taman Janggus jaya?
if not mistaken Metro Jelata had only 2 project currently, Villa Primero & Rivere Garden.
lot of people advice to choose unit facing southeast instead of northwest….simple reason is consider of sunset……wondering now….
@Sam
I mean where is the exact location of Villa primero aka Tmn Naluri Indah… Is it same location as phase 2 you described before (west to the 2 rows of single storey houses)?
If you believe Feng Shui, you can read Joey yap’s book on Feng Shui for house. No need to read all, just go to book shop and flip thru a few pages
I do not know how to describe exact location of Villa Primero to you …the 1 i describe to Ling & u is Rivere Garden. But the sales told me Villa Primero is next to Rivere Garden, so it should be more far from river.
Sam, BD,
FYI, i read all already, haha. As i mentioned, northwest for Rivere Garden is better fengshui if you buy for own stay. If you thinking of investment, most ppl might prefer house facing east than west loh because of the sun in the morning.
Sam,
If you are really serious into this, better check on the main doors, kitchen and bedroom location with flying stars.
Hi Ling,
In fact I directly went to bookstore to get a copy of Joey Yap’s books …..haha….but after read found that the unit facing northwest will impact on my husband’s health (where the huge telecomunication tower located); if choose unit southeast, river on right side, will impact on husband/wife relationship…..although not 100% confirm if my understanding is correct or not, but 1st screening already give -ve sign on the family member…..as per the book, 1st screening of surrounding is most important!
@Sam
Joey Yap has 2 books on house feng shui – exterior and interior. U read both? Exterior is about hill, river, terrain, lamp posts, other building etc. Interior is regarding the direction & location of main door, stove, bed etc, where u need to know yr hubby’s “kua” then divide the house floor plan into 9 quadrants.
@BD
Hi, Yes, I have both book with me. I can’t 100% sure if the house is facing northwest or southeast, because the house was not there yet, i just base on the floorplan I get from developer, and I just do some simple “calculation” base on our birth year by refering to the books.
@Sam
from Fengshui for home buyer-exterior, that’s where I saw the pylon will give impact & location of the river also important.
Visited cons. site today, a lot of activities to get show house ready by early next yr.
Any buyer for Villa Primero or Rivere Garden here? lets discuss/ exchange info. and ideas…
@Sam, @BD
If you read further in details, the exterior actually helps in activating the good stars or bad stars (quadrants) in the house. So, must be careful of what you’re activating as well. Try get another book, “Xuan Kong Flying Stars Feng Shui”. Anyway, i think fengshui is just guideline lar.. Just try follow if can follow lor.. i still believe in my 1st feeling when visit the actual site. “Do you feel like home?”
@ling
@BD
Hi Ling & BD,
finally I booked Rivere Garden (behind carefour), manage to get a intermediate corner with few K undertable. now waiting to apply bank loan in Nov. hopefully all went smoothly….
@Sam
You pay undertable to former owner or developer ?
@Sam
Sam, why wait until Nov for your loan?
Heard OPR or BLR is going down. If this happen, the rate will also drop (BLR – XX). XX will be lower than current 2.45. Just a heads up.
@Sam
Congrats! Do u mind to tell how much is the intermediate corner unit u get?
I think this location is good. Buyers should ask the developer to build a proper road to Carrefour side & highway. Actually I don’t quite like current Taman Naluri neighbourhood…
@Primeroist
Quite unbelievable that OPR will be revised down, is it a rumour? Later in Nov can get even BLR-2.5/2.6?
@Sam
Congrats Sam. It’s indeed good location property. Anyway, that day i try to find the entrance to the property along the river but can’t find. Which way should i use to go there? from carrefour or for permatang pauh?
@BD
I heard from banker OPR in history never go down. If next year go down, then it will be the first time.
@ling
Ling, your banker surely not telling you the truth. See below link for the last 20 years BLR history in
Malaysia.
http://www.propertyinvestment2u.com/malaysia-blr-history/.
@Primeroist
Thanks for the info, i feel cheated.. how about the -BLR offer from bank? always goes more and more?
@ling
Ling, as far i understand, if BLR is high then -BLR will get higher too but if BLR goes down then -BLR will be low as well. It is always good to get the best -BLR because when BLR goes down the you will enjoy the lowest interest.
Anyone signed S&P?
Any 1 can tell me about the traffic condition from PG back to this area?
From Pg bridge to JPJ roundabout, the traffic should be smooth most of the time. More cars from 5-7pm and sometimes traffic may move slowly in Friday evening.
I’m not sure how many entrance/exit Villa Primero will have – through Tmn Kelisa Emas / Tmn Sutera Prima to NS highway or/and through Tmn Naluri to Jln Permatang Pauh.
the traffic will definitely better than juru, bukit minyak or raja uda interm of distance and road condition (i mean size of the road) from island.
not matter how, that will be only my personel point of view hope there was not offend to other that are owning the property at the place that i mention above!
@BD
which is the best route to take from PG bridge to avoid traffic?
From Pg bridge, for me, the best route is to turn left into Jalan Siakap (in front of public swimming pool), make a u-turn at the small roundabout there, go over the bridge towards Tmn Sutera Prima and Carrefour, and use the road beside the river. However, the road quality beside the river is not good at the moment. This route can avoid jam at JPJ roundabout and longer distance through Bkt Tengah roundabout.
@BD
I get what you mean. Anyway, how is the traffic condition at Bkt Tengah roundabout? Should be okay also right?
Ya, traffic at B Tengah roundabout is much better than JPJ one. You can take this route to Desa Titi Panjang as well.
@BD
Then Bkt Tengah roundabout route better or Autocity route better to go Desa Titi Panjang?
@ling
Not to say better route, it’s just an alternative. Auto city route is shorter but sometimes you can be stuck at the highway exit and also the long queue at Bayu Mutiara traffic light. Non peak hour surely prefer autocity route.
10 min to raja uda, 5 mins to sunway carnival mall, 5 mins to Penang bridge, 3 mins to tesco, 2 mins to carrefour, 10 mins to jusco, 10 mins to autocity, 25mins to queenbay mall,15 mins to bm, 15min to bertam, 25mins to sungai petani, easy excess to borr, kulim butterworth express, and north south highway, distance away(at least 500m) from high tension cable, g&g concept!
There must be no cars and traffic lights on such roads, so you’re the only
one the road.
@William
It’s indeed at good location, but not everyday traffic so friendly loh.. haha
I agree with the time duration given by William, for normal time traffic (excluding peak hour), may be to Tesco 5min, and autocity 15min. Another one, 15-20min to Kulim HTP.
My gf is staying at seberang jaya. It’s one of the prime area that consider near to everywhere. My sister is staying at Desa Sri Jaya Apartment. The rental can fetch until RM700 for fully furnished house where the house price is just RM125K+. Not bad huh..
Ok alright jack & jail any good suggestion!
@J&J
Especially Seberang Jaya and Raja Uda areas, I wouldn’t even consider.
Yes jack & jail I m listening pls do continuous and tell why?
Sound interesting!
The main thing just take a look around the area surrounding Carrefour.
Raja Uda area is like “Belacan area”.
Yes! Your are right!
If got a lot of money I wanna to stay at island like gurney side, pulau tikus or strait quay side, let imagine with beautiful view, FnB and shopping mall at next door, nice hawker food everywhere,
How about that!
According to what jack & jail saying,
Quite possible Jack & jail was staying at the place I mentioned above!
Usually Penang “islander” will look down on mainland, and “mainlander” wish to move to island which is considered “higher” class.
The houses are nice but there are many power grid cables near this taman.
Potential to trigger off cancer if you have low hemoglobin count.
@Ah Qua
“Potential to trigger off cancer if you have low hemoglobin count”
Where do you get this from? I think this statement is misleading…
@BD
My own family member experienced it before. Stayed with 3 poles around the house. She’s going thru chemo now. It may not happen to everyone but I just find it’s not healthy to be staying near high electromagnetic field areas.
@Ah Qua
My relative says that eating durian can cause heart attack, her advice is better don’t eat, because she knows someone taking durian and then suddenly passed away the next day. It’s inevitable that people will make such conclusion and I can understand that.
However, we need to be more scientific. We can refer to WHO for such issue. For someone who is still worry, then no choice, just stay away from the lines.
For Villa primero, I think it’s quite far away from the lines. Though the current running in the lines are high, but its EM wave reduced exponentially with distance. Sometimes I think it can be safer than sitting just in front of a computer or in a room with wires running all around the wall, ceiling and floor.
I think still far la. No need to discuss here cause wasting time, mmmh, kelisa residence was nearer!
By the way apartment from metro is on the way just next to the primero villa.
What type of apartment? Low cost?
BTW, is Metro Jelata & Kar City the same? Quite confusing to me…
That I not sure regarding this kar city and metro jelata,
Btw, the apartment will not be the low cost one, if not mistaken the price will start from 300k @ 1500 s/f!
If apartment with good facility then RM200/sf price is considered cheap at the moment! Launching very soon?
Next year I guess, may be you should go to developer now to write your name!
Hi Guyz, how’s the progress of the construction? Heard quite slow? Any idea? How much is the price now for intermediate unit?
450k
Villa Primero got phase 2 which will connect current phase 1 guard & gated. The developer still waiting approval from gov…so the phase 2 not confrim yet. It will come with swimming pool, so will share the facilities.
Is far aways from TNB cable…but near to mosque.
@William
Far aways from cable lah…go to the site and see yourself…….concern..near to river, flood Boh?
Once phase 1 completed there will be road access thru carefaur. No need to passby near the mosque which is the main entrance to Tmn Naluri old phase
anyone signed SnP and Loan agreement? The SnP status 3 yr to complete the project…..
Correct 3 years… Normally for Gated & Guarded landed project, with strata title, this will require 3 years completion.
may i know where is the showroom? is it open currently?
i guess there no showroom….its complete ard 30% on 1st week Feb 2012
can go site to view the progress lah…semiD layout almost complete.
Ya… the semi-D already until roof top… should be completed very soon…
is there anymore unit left? interest…
@ivy
sold out quite some time already….but the sales person said, if u willing to let him to ‘cheat’ u for extra 40-50k, he maybe can get one unit for u…
How much is the unit ? If he / she can give me a unit with some added charge meaning still got unit available ???? …
anyone know what is the build up area for the smallest unit? thx
@Ivy
may i know why u interest to buy the house there? because nearby Carrefour? it quite near high voltage cable. U can consider Carnation Villa, just behind Carrefour Bukit Minyak, 5 min drive from Auto City, GnG with facilities, 2 storey terrace house for RM409.
i one of the buy but when i can see the showhouse pls anyone know when the showhouse is alreadly
Ivy you can ask Metro Jelata. They are now launching the 2nd phase of Villa Primero GnG. You can see the plan and lot layout.
Ivy, Better save your time and travelling cost because even before launching all the unit already taken by the @#$% middle man.
Guys, my last visit on Feb 2012 house completed ard 30-40% but dont think they building showhouse there. Starting price during soft launch only 373K for DST intermediate and price went up n now i guess ard 450K for same house…i guess u guys can look for 2 phase under Metro Jelata.
The 1st phase doesnt have any showhouse even after so long..i dont know why…now they are developing the 2nd phase..when is the launching??…are they doing the same as 1st phase without showhouse??
There is a development in Bukit Mertajam area called Orange Villa…they are just developing now..but they have a showhouse,in a short period of time.But,I dont understand is this not possible in Villa Primero to have a showhouse???..come on guys, its more than half a million buy..First impression is very important…
@Sun
The problem is, since the project there so demanding. For developer, this is not necessary for
them to save this cost. Yesterday I went the construction site, almost 7788.
@gs
The price now become ~ 480k for intermediate unit. Very soon it will goes beyond 500k like Taman Jawa
@Eric
On Monday,i went and see the site, I feel the finishing earth level is not same as the Taman naluri..and what is 7788??
@Sun
I mean is about 70% completion ?
What you mean by earth level not same as Taman Naluri?
The land level expected to be lower than Taman Naluri?
