    i went to have a look recently, LOVE the environment, LOVE the plan, LOVE the 2nd phase terrace, VERY nice design BUT

    phase 3 only 22X40 build and the porch is 20ft!! price so much higher! I am thinking, if i buy…..unless that the developer manage the environment …. that is good…better still if guarded. I think this place is not guarded…right?

    This is not “officially” a guarded community. But i think they will hire a guard and setup a tent beside the roadside :) .. i can see someone there, but not sure about future.

    i am not sure how well will they manage the parks. I was told that they will surrender it to MPSP….MPSP! I am concern if they do not have it guarded, soon people from the surrounding kampung will come in and out and easily privacy concept will not work

    As long as it is not a strata housing, they will have to surrender the taman to MPSP. Even if you manage to hire a guard for that area, the park is still going to be managed by MPSP.

    I bought the phase 2. Totally agreed with Apple’s concern. Most probaly the residents need to hire thier own guard and gardener to keep the place. The place should be kept well by DNP as long as they have phase 4 (next to phase 1 terrace). Hopefully they will have phase 5 or 6 as well if they manage to secure more land beside phase 2.

    Current guard was hired by DNP as there is construction of phase 2 and 3.

    i doubt that there will be phase 4 or 5 or 6 for BM utama as they have started promoting jesselton as the next project. Funny things is that even that the houses at BM Utama is so sky high, the houses surrounding does not even increase significantly. As for the parks, if there is no guarded or gated or controlled, sure alot of outsider will use. I understand what Apple mean….

    From google maps satellite view, Sammy is right. I don’t think there will be more phases. I think other surrounding land owned by someone else.

    Same as BM PERMAI, I did ask sale office before, why they develop so less houses compare to BM Utama since the surrounding of BM PERMAI still got many empty land… Their answer to me is the empty land is owned by some Malays and they don’t have the interest to sell it for housing development. I think most of the land there(BM UTAMA & BM PERMAI) are own by Malays since the area there is “Malay Kampung”. Of course they did tell me they still negotiating with the owner.

    i go to the office last weekend. I like the place alot as it is very natural but i work on the island and would want to sell my appartment for a house here. I heard the sales say the there will be fly over from the highway. I survey and do not think that will solve the jam as the roads on certain area only 2 lane. I drive from island 2 days ago after work and it took me 1 hours jam to utama!

    If you are looking for Semi-D, you can consider Taman Gemilang Permai. less traffic issue.

    Ya, flyover must be consider by authorities in front of Krico, if not for those who live at Utama & work at Penang, it will be jam for go and back from work.
    In this case, BM PERMAI will be more better as it far more closer to the main road compare to BM UTAMA.

    Or you change your job to Kulim Hi-tech then BM utama will be a good location for you.

      I think if the main road (jalan bukit minyak) is expanded to 4 lanes is good enough.

    the main road(jln bkt myk) left & right are Malay houses…somemore have a malay grave yard there…hopefully authorities will do something about it although I believe is difficult.

    I think Taman Gemilang Permai developed by Airmas right? I also notice the price that they are selling! Very expensive. I notice the malay kampung and I saw some development behind the kubur. Are they building an extra road there?

    You got the point. But i think all the state roads were planned to have sufficient space for dual lane at least. May be it is still possible to extend, who know :)

    Kao, it takes 45 mins to 1 hr to drive from FTZ to BM. There is another way to go to BM Utama if the traffic is really bad. Traffic should improve when there is second link and all the flyover for double track railway is being built.

    I have ex colleagues selling thier apartment in Penang and bought semi D in BM Utama.

    Car porch is only 20ft is too small. There is not extra place to sun our clothing. The park is nice but after they surrender to MPSP then will be not well maintain and this is open to public, maybe for the 1st few year we are able to enjoy at there but who gonna bear those broken stuff?

    There are pros and cons.

    Strata titled – Everyone is the owner of the gated community. The owner can be part of the team to decide how their housing area is managed. Usually this kind of gated community are very well maintained at all time (presuming it is a medium or luxury residential). Maintenance fees are usually higher. You can take action if anyone don’t want to pay the maintenance :) . JMB is required by law, so it will be long term.

    Individual titled – You still can have a guarded community, but JMB is not required by law. So you will have less control at some point. Everyone can renovate their house any way they want. Maintenance fees are usually minimum (for guard and gardening). If anyone don’t pay maintenance, there is no law to govern.

    Nowadays some people don’t really care so much. Some individual titled can also be well maintained (eg. Setia Pearl Island). But one thing for sure, usually you will only get a swimming pool in your gated community if it is strata titled.

    So the choice is still yours :) .. I personally don’t really have any preference on the title. But in order to make sure my housing area is well maintained at all time, i would prefer strata titled property if given a choice.

    For BM Utama, i don’t think they have the same level of security as Setia Pearl Island. They can guard the area for now, but when other developers start to develop the adjacent piece of land, then the entrance to BM Utama is going to be a public access road. Because the road will eventually connect to other housing areas, it will be prohibited by law to block the road from public access.

    I have information that there will be a semiD house to be developed behind autocity. It is a gated and guarded project by X-scan with strata title. In front of the house got landscape garden. Only left bumi lots…price estimate RM400K

    I just visit to another developer named GTM Group sales gallery and their 3G concept which is Gated, Guarded and Green which suit my needs. The project name is Tropicale Residency. Besides, it is gated under Strata Title and their terrace house only cost RM 358k. I am interest and will be going to bring my family to their sales gallery because they have provided presentation slideshow to preview. Anyone heard about this project?

    1st time see GTM company. A bit scared specially property with strata title. I stayed in appartment before, management is very important. Now, we start to have them with 3G

    I am currently looking at a semi-D and i am a residency from Desa Palma. For my information, the main road outside the BM Utama is a flooding area. Everytime after the heavily room, the traffic problem at there are kinda serious and i have to use another main road which is Jalan Keensway only i can reach Bukit Minyak. BM Utama concept is not bad, but the flooding problem is one of the consideration. I have look thru the GTM company project thru the website have been share, is in front of the school the location will be locate at the hillside?

    Tropicale Residency terrace RM358k is not cheap as the location is a bit far, somewhere around machang bubok(near Kulim).

    tropical residency, i went to see also nice place and concepts nowadays in bm. it will near to 2nd link if the road can access to bukit teh. their zero lots concept is popular, phase 1 zero lots sold out. left 2s terrace. heard that the show units will ready in about 1 to 2 months, tat time, price will increased.

    BM Utama Phase 3, 3-storey Terrace built-up area really too small (22′ x 40′) with RM468k. I’ll look small & narrow for 3-storey. Compared to Phase 2 2-storey Terrace, it’s bigger than Phase 3 3-storey Terrace.
    Does anyone knows that Phase 3 terrace comes with Security Alarm System ??

    i went to see vista hill. like their basement type. but beside the playground is reversed for surau, although they said dun build for it. but still a bit worry bcoz reserved for surau anyway.
    do u consider tropicale residency ?

    Somemore phase 3 build up area smaller than phase 2.
    Sometimes we “SMALL FISH” hope to make profits from property investment, the actual “BIG FISH” is actually the developer!

    Of course, we all want/wish to earn $.
    I just feel that the price of 408k is too risky as for current economy situation.
    Far away from the actual value.
    what i wan to point out here is developer already wash their hand after selling it to us, now we have to bare the risk of hoping the price to go further.

    the 2 storey and 3 storey house’s build up is only 22×40 and the master bed room is too small…this is worst !!!….but the quality of the materials that given by DNP looks far better than what BM PERMAI’s developer gave eg staircase’s its holder, tiles in bath rooms and bed rooms….. but the build up size is too small especially the length of the house..it is only 40ft …..too bad !!!

    FYI, the so called “guarded” is a joke, I went to BM Utama to check on their night time security, but shockingly, the security is so kind to let my car pass through without even asking me which house I’m visiting!

    Furthermore, I realized that the road lamp is not enough, which escalate my worries on the security to the next level.

    I plan to buy the 498K 3 storey terrace previously… but I think I’ll pass…
    build up area too small, furthermore, I heard the owner in BMU is going to protest against DNP plan to build new lots at the recreation park area of Phase 3 which they earlier promised.

    Overall I like their semi-d house,
    Especially, they have make the very nice arrangement for the height of the ceiling and floor area, Meaning, the ratio was just nice, further more not much angle in the house.
    The design was simple and nice!

    I am onwner of phase 2 Terrace. Yes, i am happy with their quality and service. My friend bought Semi D Phase 2 and i heard that there are lots of defects as the contractor for terrace and semi D are different.

    The funtion of retention pond is to keep the overflow water from drainange when heavy rain time. It might become mosquito’s home if it is not well maintain in future especially when the retention pool is occupied by the water plants or bushes without maintained. From overall fengsui talk, if the back of your house got big pool/retention pools then it is considered not a good house! But sometime fengshui will depend on a person’s “chi” too ;)

    I guess it’s vice-versa. I heard semi-d quality is much better than terrace. Not sure how true is that as I’m quite satisfied with semi-d quality (almost 98% defect-free) as of now.
